About the Job

The Project Accountant/Accounting Manager is crucial in overseeing financial operations and compliance for our portfolio of multi-family affordable housing projects. This role requires a detail-oriented individual with financial reporting, compliance, and project management expertise.

Responsibilities

Financial Oversight:

  • Perform monthly financial statement reviews for a portfolio of multi-family affordable housing projects.
  • Track predevelopment costs for projects in the pre-construction phase and perform accounting and reporting for projects in the construction phase.
  • Coordinate and complete annual property audits for the assigned portfolio.
  • Review and assist with property budgeting and re-forecasting processes.
  • Assist with capital call calculations and ensure timely funding of capital calls.

Compliance Management:

  • Review all lender compliance requirements and ensure proper communication and submittal of required lender reporting.
  • Coordinate with asset management to ensure compliance with HUD, VHDA, and tax credit programs.
  • Manage lender compliance reporting and calculations.
  • Coordinate real estate property tax payments and ensure timely completion of tax-basis depreciation schedules.

Interdepartmental Collaboration:

  • Assist asset management with data requests regarding property performance.
  • Work directly with third-party property accounting teams to ensure timely and accurate financial reporting.
  • Manage intercompany reconciliation process and schedule.

Process Improvement:

  • Identify opportunities for process improvements in financial reporting and management.
  • Stay updated on industry trends and regulatory changes relevant to affordable housing programs.

Qualifications and Skills:

  • Bachelor’s or master’s degree in accounting, Finance, or other related fields. CPA not required, but a plus.
  • At least four years of equivalent experience with direct responsibility for a portfolio of multi-family real estate assets with responsibility for property-level audit management.
  • Familiar with real estate tax process and accruals.
  • Familiar with lender compliance and reporting requirements.
  • Familiarity with complex ownership structures and capital call processes.
  • Experience with property-level budgeting and re-forecasting.
  • Proficiency in Microsoft Suite; experience with accounting and finance software.
  • Strong analytical, oral, and written communication skills.
  • Ability to conduct research, coordinate multiple projects, solve problems, and maintain records effectively.
  • Excellent interpersonal and time management skills, with the ability to represent the company to external stakeholders.
  • Adaptability to changing business needs and conditions, with a positive attitude towards learning and improvement.
