Description:

The Maintenance Technician ([General] [P-Tube] [PM]) is responsible for maintaining and operating a building's mechanical and utility systems [including the pneumatic tube system]. This role checks operations of all installed machinery and safety equipment, as well as inspects areas of buildings to ensure personnel and patient protection (fire, safety, and security) and recommends corrective actions. The Maintenance Technician also makes emergency repair of equipment, or apparatus as required; installs inspects, maintains and repairs mechanical and fixed equipment as directed, as well as carries out preventive maintenance programs. Applies applicable codes and regulations to maintain a safe environment. Technicians at the level also assist in defining specifications for replacements, upgrades and renovations; Make recommendations for improved service and reliability. For Maintenance Technician ([Steam Plant] use only the following: The Maintenance Technician (Steam Plant) is responsible for understanding the hazards involved with hot water, chilled water, fuel supply and processed steam systems. Will be observing and reading gauges, meters, and charts registering various aspects of boiler plant operation to ensure that boilers are operating properly, switching from automatic to manual controls, establish lead and lag boilers, alternating the rotation of boilers. The Maintenance Technician is required to follow lockout and tag-out on equipment when performing inspection, repairs, or routine maintenance of all systems, subsystems, and components. Maintains daily logs of operation, maintenance, including test and inspection results. Enter detailed data and any equipment malfunction and unplanned maintenance in the Computer Maintenance Management System (CMMS). Manages the building automation system to verify system operations throughout the plant to adjust temperature controls and set points for plant operations required to meet the needs of the hospital. Identify any deficiencies that may interfere with plant operations. This role will also require the handling of hazardous materials in the performance of the work and will be required to perform housekeeping duties to maintain plant cleanliness and report unsafe conditions. The Maintenance Technician also makes emergency repair of equipment, or apparatus as required; installs, inspects, maintains and repairs mechanical and fixed equipment as directed, as well as carries out preventive maintenance programs. Applies applicable codes and regulations to maintain a safe environment. Technicians at level also assist in defining specifications for replacements, upgrades and renovations; Make recommendations for improved service and reliability.

Assists in major and minor utility shutdown requested by various departments, outside contractors, and in-house shops.

Complies with all hospital standards and policies with a focus on safety, license requirements, attendance, and training.

Installs new or replacement machinery, equipment, and fixtures following applicable building codes.

Maintains and repairs various equipment used in the hospitals, which include kitchen equipment, facility equipment.

Operates various machine tools. (Lathe, drill press, power saw, hydraulic press, etc.)

Performs routine inspections of building facility equipment, noting deficiencies, and initiates repairs. Responds to customer requests to address facility deficiencies.

Performs welding, brazing, and soldering in accordance with recognized and accepted standards and practices.

Assists staff with trouble-shooting repairs as well as installation of facility equipment. Checks pump and motor operation in various areas of the facility.

Responsible for carrying out preventive maintenance and performing repairs.

Responsible for recording equipment conditions and malfunction reporting to the Supervisor.

Transports various supplies, parts, and building materials and delivers to appropriate locations as required.

Monitors and inspects equipment for proper operations and report all deficiencies to the Supervisor.

Lubricates and cleans all rotating equipment such as pumps, motors, valves, to ensure that they are maintained in good condition.

Tracks all work performed through Maximo including close out of service requests and associated hours.

Follows all Hospital safety regulations and procedures.

Maintains a safe and clean work environment at all times.

Responsible for maintaining and troubleshooting pneumatic tube system.

Implements best practices, implement tools and methods for maintenance and calibration of sensors and associated data gathering equipment

Installs, programs and commissions new equipment as required.

Maintains adequate levels of spare parts and orders equipment under direction of the Supervisor.

Maintains electronic inspection and preventive maintenance records including daily service reports in accordance with regulations.

Mentors the facility maintenance staff on P-Tube system and assists in trouble-shooting.
