Commercial Construction Project Manager (Owner's Representative)

Job Description:

Pay rate:
Negotiable depending on experience

Overview:

We are seeking a highly skilled and experienced Commercial Construction Project Manager to serve as the Owner's Representative for an upcoming project valued at 2.1 million.

The ideal candidate will possess a strong background in managing commercial construction projects, excellent communication skills, and the ability to effectively represent the owner's interests throughout all phases of the project.


Responsibilities:

Owner Representation:
Serve as the primary point of contact for the owner throughout the duration of the project. Represent the owner's interests in all communications and interactions with general contractors, subcontractors, and other stakeholders.

Project Planning and Coordination:
Work closely with the owner to develop project plans, budgets, and schedules. Coordinate with architects, engineers, and other consultants to ensure that project goals and objectives are met.

Contract Management:
Oversee the preparation, negotiation, and administration of contracts with general contractors and other vendors. Ensure that contracts are in compliance with project requirements and regulatory standards.

Budget and Cost Control:
Monitor project budgets and expenditures to ensure that costs are kept within approved limits. Identify potential cost overruns and implement corrective actions as necessary.

Quality Assurance and Compliance:
Implement quality assurance measures to ensure that work is completed to the highest standards. Monitor compliance with building codes, regulations, and industry standards.

Risk Management:
Identify potential risks and develop strategies to mitigate them. Proactively address issues that may impact the successful completion of the project.

Communication and Reporting:

Maintain regular communication with the owner, general contractors, and other stakeholders to provide updates on project progress, issues, and milestones.

Prepare and distribute project reports as required.

Conflict Resolution:
Address conflicts and disputes that arise during the course of the project in a timely and effective manner. Work collaboratively with all parties involved to find mutually acceptable solutions.

Qualifications:
Proven experience as a project manager in commercial construction projects.
Strong understanding of construction methods, techniques, and best practices.
Excellent communication, negotiation, and interpersonal skills.
Ability to manage multiple projects simultaneously and prioritize tasks effectively.
Proficiency in project management software and Microsoft Office Suite.
Knowledge of building codes, regulations, and industry standards.
PMP or other relevant certifications are a plus.
