SUMMARY
Under close supervision, the Coordinator, Lease Accounting Services associate analyzes inquiries received and categorizes according to type and location. Additionally, the associate processes rental payment charges based on lease provisions and corrects and adjusts the monthly recurring payment set-up as requested by the landlord, when required by lease. The Associate may interact with his or her supervisor several times a week, perhaps daily, to receive guidance and feedback. Many non-routine activities will require a supervisor's advance approval.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES*
- Own and oversee a portfolio of leases
- Interpret and abstract lease language
- Research, verify, and update monthly recurring rent payments using lease and rent file within Lucernex and SAP
- Process invoices for annual reconciliations and monthly landlord billed utilities including, but not limited to, utility invoices, parking, lease required advertising, and storage agreements
- Enforce lease provisions with the landlords
- Reconcile ledgers to landlord records as needed
- Respond to and resolve default notices with landlords
- Set up new store payments in SAP for fully executed agreements
- Process lease amendment and modifications and change of ownership requests
- Maintain accurate contact information in Lucernex and SAP for all contact types
- Perform requisite month-end and year-end close activities, including generating robust departmental reports and presentation decks
- Research and process percentage rent invoices; verify set up of percent rent calculations
- Proactively communicate issues and concerns with management
- Promptly respond to communication from landlords via e-mail, fax, phone, or mail and track through ticketing system
- Understand compliance controls and provide support for audit requests
- Support the building of organizational capability through continuous improvement activities; recommend action to improve existing conditions and processes; identify improvement opportunities, generate ideas, and implement solutions
- Manage relationships in a manner acceptable to others and to the organization
- Actively participate in daily mail opening and sorting functions, when required

BASIC AND PREFERRED QUALIFICATIONS (EDUCATION and/or EXPERIENCE)
- Associates degree preferred
- At least 1-2 years of lease administration or accounts payable analysis experience required
- Proficiency in statement reconciliation preferred
- Experience with legal terminology preferred
- Experience with Lucernex and/or SAP software preferred
MINIMUM QUALIFICATIONS, JOB SKILLS, ABILITIES
- Proficient knowledge of Windows-based business computers and Microsoft Office programs; specifically, Excel, Outlook, and Word
- Ability to read and comprehend legal documents
- Proficient understanding of basic math functions (add, subtract, multiply, divide)
- Ability to recognize discrepancies/errors in written/recorded data/information including the ability to initiate and respond to work errors in a professional manner
- Ability to meet multiple deadlines and adapt to changing priorities
- Proficient ability to communicate effectively with others using spoken and written English
- Ability to work cooperatively and collaboratively with others; conducts working relationships in a manner acceptable to others and to the organization
- Consistently demonstrates a commitment to GameStop policies and procedures, including but not limited to, attendance, confidentiality, conflict of interest, and ethical responsibilities
