The Maintenance Supervisor is responsible for contributing to the purpose of Thrive while maintaining the physical integrity of the community at all times, in a manner consistent with Thrive's Values. This involves ensuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to maintain a safe environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.

Maintenance Supervisor Job Responsibilities:

Performs maintenance tasks such as unit turns and work orders.Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.Maintains grounds and professional appearance of the property.Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.Maintains adequate inventory of supplies.Manages tasks within budget or seeks approval for necessary work that is over budget.Emergency on-call is required as part of the position.Performs all reasonable duties as outlined by supervisor.Strives to exceed residents' expectations for excellent customer service.Contributes to a positive team culture and happy resident base.Maintenance Supervisor Qualifications:At least 3 years experience in property maintenance or equivalent field requiredMaintenance experience in multi-family property management strongly preferredCertified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired Must have basic computer skills with the ability to input data and notes in English intro tracking systemsIf property operates a golf cart or other motorized vehicle, must have a driver's license and carry insuranceHigh organizational skillsExperience with warranty workStrong communication skillsHigh level of attention to detailAbility to complete punch walks and follow-up with constructionGreat presentation and interaction with clients and residents requiredExcellent customer service skills requiredExperience with leading and supervising a team preferredPrior experience working with a budget strongly preferredExperience with Yardi preferredAbility to respond to after hours emergencies, as neededMust have valid driver's license and automobile insurance coverageSupplies their own tools If you do not fully meet the qualifications listed above but feel you have the skills and experience to be able to be successful in this position we welcome your application Whether this or another position within Thrive, we would love to help you find the right role in our organization.
