Facilities / CAPEX Project Manager

We are seeking a Facilities and CAPEX Project Manager for a 200+ multi-site car wash company. We are looking for individuals with experience in small- and large-scale Facilities Management and CAPEX projects. Services typically include store remodels, branding, signage, electrical upgrades, acquisition integration, site work, repairs, and maintenance for retail projects. We are seeking an individual with a solid background in Facilities Project Management with experience in at least one of the following areas: Project Management, Construction Management, Facilities Management, CAPEX and Remodel Construction (preferably in a multi-site program). This individual needs to be well organized with the ability to be self-directed; and to develop, refine and continually update process workflows to achieve efficiencies.

Experience with repair and maintenance of multi-site retail is an important part of this position. This position will report into the Director of Facilities within the Operations organization.


Essential Duties and Responsibilities

· Oversees the facilities or CAPEX projects through construction process through handoff to operations.

· Maintain and ensure project pipeline and schedule are updated and accurate.

· Responsibilities may include but are not limited to pre-construction duties (e.g. bidding, consultant selection, schedule creation, contractor selection, and vendor selection).

· Identify and address areas of concern regarding potential liabilities and risk.

· Review and Confirm Project and Budget approvals prior to project start.

· Oversee projects from inception through completion.

· Schedule Management: review GC proposed construction schedule.

· Pay Draw review, approval, oversight.

· Change Order tracking, review, and approval.

· Main Landlord Contact for and open store remodels, partner with Real Estate Manager.

· Develop and Continually update Acquisition Construction Process.

· Develop and Continually update Stand Alone Remodel Process.

· Review, audit, level GC bids, partner with Director or Managers of Preconstruction as needed.

· Responsible for punch list and completion of same. Track all trends or changes impacting or causing additional punch items unnecessarily.

· Ensure Project closeout is complete including all lien releases.


Required Knowledge, Skills, and Abilities

· 5-7 years of experience as in Construction or CAPEX project experience in a multi-site program.

· Highly organized with strong analytical skills.

· Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, stakeholders, etc.).

· Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.

· Solid understanding of Capital Plan creation and management.

· Face to face and/or remote daily interpersonal interaction is usually required to perform the job.

· Travel is needed roughly once a month, construction site visits in and out of state.

· Knowledge of safety regulations and protocols to maintain a safe work environment for employees and adhere to industry standards.

· Prolonged periods sitting at a desk and working on a computer.

· Must be able to lift to 25 pounds at times.

· Valid driver’s license and good DMV record
