The On Your Lot Construction Coordinator will deliver a luxury experience of customer care that mirrors the level of quality and experience found throughout the Caruso Homes brand. As a Construction Coordinator you are responsible for partnering with our clients, internal team members, trade partners and county officials to keep the project moving forward in an expeditious manner. This dynamic position will resolve issues which may arise during the permitting, pre-start, selection, build, closing and close out process. Excellent organization, time management and follow up are all essential requirements of the On Your Lot Construction Coordinator.

Responsibilities

  • Division permitting, to include maintenance of permit tracker.
  • Coordinates necessary documents, payments, and information required for permitting and starting new homes.
  • Management and tracking of point of sales to starts process.
  • Establish goals and metrics.
  • Meet or exceed established metrics.
  • Partner with parties involved to track and complete pre-requisites of construction.
  • Sales Managers are responsible for completing all applicable paperwork required for pre-construction meetings.
  • Provide a high level of customer care which is consistent with the Caruso brand and our core values.
  • Management of architectural and structural plans as needed to submit plan specific drawings or plan modifications caused by non-standard options. For all non-standard options, proposals are to be approved by purchaser prior to commencement of work.
  • Generate monthly lot finishing reporting and sends to client.
  • Notifies client of any potential lot finishing revisions prior to commencement of work.
  • Assemble division start packages.
  • Maintain client communication log, escrow tracking reporting, his or her portion of the starts meeting file and division key exchange tracker.
  • Schedule and conducts key exchanges.
  • Responsible for providing accurate lot finishing costs to client.
  • Schedule pre-construction meetings and generated any applicable changes orders from the pre-con to settlement.
  • The Construction Coordinator is responsible for assembling all applicable pre-construction documentation. The Sale Manager is responsible for completing the applicable documents.
  • Generate change orders and any other applicable contract documents as needed post pre-con.
  • The Sales Manager is responsible for all appliable contract documents prior to the pre-construction meeting.
  • Collecting or crediting any and all under/over funded amounts post pre-construction meeting.
  • Management of division transaction coordinator if applicable.
  • Set clear and concise expectations with clients.
  • Ensure customers are completing their required vendor meetings prior to the pre-construction meeting. ***Division Sales Managers are responsible for completion of these meetings and all applicable change orders and contract exhibits.
  • Perform other administrative duties as assigned.
  • Uphold and act in a manner consistent with Caruso Homes Core Values.
