The ideal candidate will have extensive experience in multifamily construction, a strong understanding of construction processes, and exceptional leadership skills.


Key Responsibilities:

  • Project Oversight: Supervise all on-site construction activities, including the coordination of subcontractors, materials, and equipment to ensure project completion in accordance with the schedule, budget, and quality standards.
  • Scheduling & Coordination: Develop and maintain detailed project schedules. Coordinate with project managers, subcontractors, and suppliers to ensure all phases of construction are completed on time.
  • Subcontractor Management: Supervise and manage subcontractors and ensure they adhere to project plans, safety guidelines, and quality standards. Hold regular site meetings to discuss project progress, issues, and upcoming milestones.
  • Quality Control: Ensure all work is performed to the highest quality standards and in accordance with construction documents, codes, and client specifications. Conduct regular inspections and resolve any issues that arise.
  • Safety Leadership: Enforce strict adherence to OSHA safety standards and company safety protocols on the job site. Conduct daily safety meetings, review job hazard analyses, and ensure all personnel are properly trained and equipped.
  • Problem Solving: Identify and address issues on-site quickly and effectively, whether related to construction, personnel, or schedule delays. Coordinate with the project manager to implement solutions and minimize disruption to the project timeline.
  • Client & Stakeholder Communication: Serve as the primary on-site contact for clients, architects, engineers, and inspectors. Provide regular updates on project progress, schedule changes, and any challenges that arise.
  • Documentation: Maintain accurate and up-to-date project documentation, including daily logs, safety reports, material deliveries, and site conditions. Ensure compliance with all local, state, and federal regulations.
  • Change Order Management: Assist in identifying, documenting, and managing change orders. Ensure all changes are communicated to the project team and incorporated into the project timeline and budget.
  • Project Closeout: Manage final inspections, punch list items, and project closeout activities. Ensure that all deliverables are completed, and the project is turned over to the client according to the contractual agreements.


Qualifications:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field (preferred).
  • Minimum of 4 years of experience as a Superintendent in multifamily construction projects, including large apartment complexes or condominiums.
  • Strong knowledge of construction methods, materials, and processes related to multifamily buildings.
  • Proven ability to manage and lead on-site construction teams.
  • Proficiency in construction management software (e.g., Procore, PlanGrid) and scheduling tools (e.g., MS Project, Primavera).
  • Ability to read and interpret construction drawings, plans, and specifications.
  • Strong leadership, communication, and organizational skills.
  • Knowledge of OSHA regulations and experience managing site safety.
  • Ability to travel to project sites as needed and work extended hours if required.
