Pre-Construction/Development Project Manager

Road Ranger, a growing multi-state Travel Center company, is seeking a Project Manager to join its Real Estate Development Department. The primary role of the Pre-Construction/Development Project Manager is to manage and facilitate various aspects of new store and major remodel projects and tasks in support of the company’s efforts to develop new travel centers and redevelop/remodel existing travel centers. Road Ranger is the fourth largest Travel Center chain in the United States with 51 operating stores in seven states from Wisconsin to Texas and is growing quickly. 

 

Essential Duties & Responsibilities:

  • Coordinate and execute all facets of site due diligence for new store projects (i.e., site investigation reports, environmental studies, ALTA surveys, zoning research, utility research, title work, Geotech studies, access permits, NPDES permits, sign surveys).
  • Build, maintain, and manage relationships with external consultants (civil engineers, architects, environmental, geotechnical, surveyors, etc.) and contractors/vendors (general contractors, petroleum contractors, sign companies, equipment vendors, etc.).
  • Facilitate aspects of site design with civil engineers and architects (i.e., prepare drawings, review civil and architectural plans, draft and update guidelines).
  • Collaborate with all departments of the Company (Operations, Marketing, Maintenance, Accounting, IT, etc.) to verify that the Company’s needs are met in development projects.
  • Value-engineer projects to ensure that they can be executed within prescribed budgets.
  • Manage design, permitting, bidding and execution of remodel projects.
  • Prepare bid documents and manage bidding from suppliers and contractors.
  • Create preliminary budgets for new store construction and other reimage/remodel projects.
  • Analyze, communicate, and resolve issues to achieve project goals.
  • Provide non-routine support to the engineering, research, environmental and planning functions of the Company as needed.
  • Travel to gather in-field data as needed.

 

Education & Experience:

  • 5+ years of relevant commercial real estate development work experience required.
  • College education in Civil Engineering, Construction Management, Architecture, or another relevant field is highly preferred but not required.
  • Experience in the retail travel center/convenience store/petroleum industry is a plus

 

Other Qualifications:

  • Strong organizational skills and attention to detail, with the ability to work under pressure.
  • Prioritize and handle multiple competing tasks and demands simultaneously.
  • Ability to work independently as well as collaboratively with other staff members to accomplish the goals and objectives of the Company.
  • Must possess a high degree of proficiency with a variety of relevant computer applications, including word processing, spreadsheets, AutoCAD, ProCore, etc.
  • Ability to learn other computer applications as needed (e.g., Adobe Illustrator, Photoshop, etc.).
  • Must have the ability to interpret and apply rules, regulations, and ordinances related to planning, construction, and maintenance of assets.
  • Must be able to direct and assist design professionals and contractors to meet project guidelines.
  • Strong interpersonal skills with the ability to build and maintain internal and external relationships.
  • Ability to maintain strict levels of confidentiality.
  • Excellent written and oral communication skills with the ability to communicate professionally and effectively in person, on the phone, electronically or through other means to individuals or groups.
  • Working knowledge of commercial building construction, commercial site construction, petroleum construction, and related projects.
  • Excellent problem-solving abilities.
  • Ability to travel for Company business.
  • Valid driver’s license.
