Portfolio Manager – Growth Position

The role is remote, but the properties are located in San Francisco. As a Portfolio Manager, you will need to go to San Francisco as needed.

What Success Looks Like for You

It is valuable for new Portfolio Managers (PMs) to get up to speed steadily and we want you to take the time to invest in skills and development as you learn our processes. You will start with roughly a third of a normal portfolio and grow into a full portfolio over six months.

We do not manage to KPIs. Instead, we lead through communication and trust. How the workload is; how the buildings are doing; your ability to handle more complex and challenging buildings.

Collectively the team knows which PMs they can go to with questions. They know who always delivers for their owners. They know who can solve the hardest, trickiest problems. That is how we define success.


Tangible Background Skills Needed for the Portfolio Manager Position

  • Thorough understanding of lease terms, lessor and lessee responsibilities, and CAM estimates and reconciliation calculations
  • Knowledge of buildings, structures, and systems
  • Construction management and project management
  • Accrual accounting
  • Ability to balance “owning” your portfolio yourself with collaborative teamwork

  • Medical Coverage: We offer Kaiser HMO coverage, where we cover 90% of your premiums and 50% of premiums for any enrolled dependents. Additionally, you can choose a PPO plan through Covered CA with gold, silver, and bronze options. If you select the PPO, you will pay the difference compared to your Kaiser premiums on a pre-tax basis.
  • Vision and Dental: Vision and dental coverage is available through Beam as employer-sponsored programs. You’ll be responsible for the premiums, but payments can be made on a pre-tax basis.
  • 401(k) Plan: Our 401(k) plan features company matching. Contributions vest immediately, with Windsor matching 100% of the first 3% of your salary and 50% of the next 2%.
  • Flexible Spending Accounts (FSA): We offer both standard and dependent care FSAs, allowing you to participate up to the federal maximum.
  • Life and Long-Term Disability Insurance: Employer-sponsored life and long-term disability plans are available, including options for guaranteed coverage. Participation premiums are deducted on a pre-tax basis.
  • Annual Federal Holidays: We recognize 11 federal holidays each year.
  • Vacation PTO: Enjoy 15 days of vacation in your first year, increasing to 20 days each subsequent year. Unused vacation hours will roll to subsequent years and will accrue up to 240 hours (30 days).
  • Sick PTO: You will receive 5 days of sick leave annually, with options to roll over up to 48 hours
