Pegasus Asset Management (“Pegasus”) is currently hiring a Portfolio Manager that will be an integral member of a rapidly growing commercial real estate advisory firm that focuses primarily on retail real estate assets. The daily job responsibilities will include a wide range of asset management and accounting functions to maximize the performance of an existing client’s portfolio.
Pegasus is seeking a professional, meticulous, outgoing individual with a strong skillset within commercial real estate asset management. The candidate must be detail-oriented, organized, and able to handle multiple workstreams in a fast-paced environment with a solution-oriented mindset.

The Pegasus corporate headquarters is a modern office located in Century City and is composed of a group of professionals with an established track record. The candidate will be exposed to both the investment sales and capital markets divisions, which allows for learning a larger breadth of real estate knowledge and promotes both creative thinking and collaborative problem solving.
Primary responsibilities will include:
· Lead the day-to-day asset management of an existing client’s retail portfolio, which currently includes twenty (20) value-add and stabilized properties totaling approximately one million square feet.
· Execution and oversight of leasing, property management, project management, capital markets and sales activity.
· Develop and maintain a comprehensive business plan and budget for each property in the client’s portfolio, with a clear strategy to maximize net operating income while ensuring best-in-class maintenance at each property.
· Lead the execution of each business plan within the client’s portfolio, leveraging the Pegasus platform and other external partners to maximize the value of the portfolio.
· Lead weekly planning sessions with the client to provide updates regarding ongoing workstreams within the portfolio and advise on ongoing strategy.
· Maintain continuity and organization of important lease dates for tenants within the portfolio (expiration dates, option execution dates etc.). Responsible for execution of tenant retention plans.
· Review financial reporting and variance analysis and coordinate with accounting personnel to ensure that financial statements are accurately presented to clients.
· Oversee day-to-day operations of the portfolio, coordinating with a Junior Asset Manager to ensure efficient and effective ongoing operations.
· Manage the takeover of new assets and ensure a smooth and successful transition into the portfolio.
· Visit and/or coordinate visits by team members to all properties within the portfolio on a periodic basis.
Experience and Qualifications:
We are looking for an assertive, creative, thick-skinned candidate who has an entrepreneurial spirit and who is passionate about this exciting opportunity to lead asset management of a diverse retail real estate portfolio. Additional requirements include:
· Bachelor’s degree from an accredited college or university
· Prior experience working in real estate, with leasing, sales or asset management experience a plus
· 5+ years of real estate experience, with retail experience a plus
· Exceptional analytical, written and verbal communication skills
· Ability to be organized, detail-oriented and to work efficiently under pressure in a fast-paced environment
· Must have experience in analyzing financial reports, monthly variance reports, and operating budgets.
