We are partnering with an owner/developer of Class A commercial properties, and are looking for an HVAC Operations Manager to oversee all plant operations for 1M+ square feet of commercial space, manage a full team and will be responsible for developing and executing preventative maintenance plans, scheduling and system monitoring to ensure the plant meets the cooling demands of the asset.


Key Responsibilities

  • Oversee the daily operation of the chiller plant, including start-up, shutdown, and routine maintenance.
  • Monitor and adjust system parameters to ensure optimal performance and energy efficiency.
  • Respond to alarms and system issues promptly, diagnosing and resolving problems to minimize downtime.
  • Develop and implement a preventive maintenance program for all chiller plant equipment.
  • Schedule and supervise maintenance activities, ensuring they are performed safely and efficiently.
  • Coordinate with external vendors and contractors for specialized maintenance and repairs.
  • Supervise and mentor a team of technicians, providing guidance and support as needed.
  • Conduct regular training sessions to ensure the team is knowledgeable about current best practices and technologies including staying up to day with FDNY/DOB and DEP regulations.
  • Ensure that all plant operations comply with local, state, and federal regulations, including safety and environmental standards.
  • Develop and implement safety procedures and protocols to protect personnel and equipment.
  • Conduct regular safety audits and inspections, addressing any issues promptly.
  • Monitor energy consumption and implement strategies to improve energy efficiency and reduce costs.
  • Keep abreast of new technologies and practices that could enhance plant performance and sustainability.
  • Maintain accurate records of plant operations, maintenance activities, and safety incidents.
  • Prepare regular reports on plant performance, energy consumption, and compliance status.
  • Develop and update standard operating procedures (SOPs) and other documentation as needed.
  • Assist Property Manager with preparing the annual operating budget, reviewing expenses and reports monthly.


Qualifications

  • Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or a related field (preferred).
  • Minimum of 5 years of experience as a Refrigeration Engineer or Plant Manager
  • Demonstrated experience operating and maintaining chiller plants or similar HVAC systems.
  • 3+ years of proven experience in a supervisory or managerial role.
  • Strong knowledge of chiller plant systems, including control systems and energy management.
  • Excellent problem-solving and troubleshooting skills.
  • Strong leadership and team management abilities.
  • Effective communication skills, both written and verbal.
  • Familiarity with relevant safety and environmental regulations.


Working Conditions

  • The role requires working in an industrial environment, which may include exposure to high noise levels, mechanical hazards, and varying temperatures.
  • May require occasional lifting, climbing, and other physical activities.
  • On-call availability may be required to respond to emergencies or critical issues outside of regular working hours.
