Key Responsibilities:

  • Oversee a diverse portfolio of industrial properties, ensuring each asset is performing to its maximum potential.
  • Develop and implement strategies for property improvements, tenant retention, and revenue enhancement.
  • Conduct regular property inspections to ensure compliance with company standards and identify opportunities for capital improvements.
  • Prepare and manage annual budgets, financial forecasts, and variance analyses for each property.
  • Monitor and report on the financial performance of assets, including rent collections, occupancy rates, and operating expenses.
  • Work closely with the finance team to ensure accurate and timely financial reporting.
  • Build and maintain strong relationships with tenants to ensure high levels of satisfaction and lease renewals.
  • Handle tenant inquiries, complaints, and service requests promptly and professionally.
  • Negotiate lease agreements, including renewals and expansions, to maximize rental income.
  • Coordinate with property management teams to ensure that all maintenance and operational activities are conducted efficiently and cost-effectively.
  • Oversee the implementation of preventive maintenance programs to minimize downtime and repair costs.
  • Ensure compliance with all local, state, and federal regulations, including safety and environmental standards.
  • Conduct market research and analysis to identify trends, risks, and opportunities within the industrial property market.
  • Develop long-term strategies for property development, acquisition, and disposition.
  • Collaborate with the investment team to assess potential acquisitions and divestitures.
  • Identify and mitigate risks associated with property management, including environmental, legal, and financial risks.
  • Ensure that all properties are adequately insured and that claims are managed effectively.


Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
  • Master’s degree or relevant certifications (e.g., CPM, CCIM) are a plus.
  • Minimum of 5 years of experience in asset management, preferably with a focus on industrial properties.
  • Proven track record of managing a diverse portfolio of industrial real estate assets.
  • Strong financial analysis skills, including proficiency in financial modeling and budgeting.
  • Excellent negotiation and lease management abilities.
  • Strong communication and interpersonal skills, with the ability to build and maintain relationships with tenants, vendors, and stakeholders.
  • Proficient in property management software and Microsoft Office Suite.
  • Highly organized with the ability to manage multiple projects simultaneously.
  • Strong problem-solving skills and attention to detail.
  • Strategic thinker with the ability to see the big picture and make decisions that align with the company’s goals.
