Position Overview: ACRE seeks a dynamic and experienced Director of Acquisitions to join our Miami team as we launch our 5th private equity fund. This role is integral to our firm, focusing on sourcing, evaluating, negotiating, and closing institutional multifamily and Build-to-Rent (BTR) acquisitions within Core+, value-add, and opportunistic investment strategies. You will leverage your extensive market relationships and experience to secure proprietary deal flow for ACRE, deploying capital into direct acquisitions and driving the fund’s investment objectives.


Key Responsibilities:


Deal Sourcing and Evaluation:

  • Identify and evaluate multifamily and BTR investment acquisition opportunities in key markets across the Southeast, Midwest, and Texas.
  • Manage a pipeline of actionable deal flow through both traditional intermediary channels and innovative marketing strategies.
  • Create new marketing initiatives to procure off-market deal flow through proprietary sourcing.
  • Conduct thorough financial analysis, due diligence, and risk assessment to evaluate potential acquisitions.

Transaction Execution:

  • As a senior member of the deal team, you will contribute to the weekly equity pipeline.
  • Lead negotiations, structuring, and closing of complex transactions to maximize investment returns while mitigating risks.
  • Collaborate with legal, financial, and operational teams for seamless and successful acquisition process.

Market Intelligence:

  • Stay updated on market trends, economic indicators, and regulatory changes affecting multifamily real estate investments in ACRE’s target markets.
  • Utilize market insights to inform investment strategies and optimize portfolio performance.
  • Identify new markets and or strategies creating new opportunities for investment.

Relationship Management:

  • Cultivate and maintain strong relationships with brokers, owners, developers, and other industry stakeholders to enhance deal flow and market intelligence.
  • Represent ACRE professionally at industry events and forums to maintain our profile as a highly regarded institutional investor while expanding the firm’s network.

Strategy and Reporting:

  • Develop investment strategies aligned with the fund’s objectives and investor expectations.
  • Prepare detailed investment memos, presentations, and periodic reports for senior management and investment committees.
  • Mentor and train junior associates and analysts as they grow within the firm.


Qualifications:

  • Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field (MBA preferred).
  • Minimum of 5 years of progressive experience in multifamily real estate acquisitions, with a proven track record of successfully closing transactions in ACRE target markets.
  • Proven ability to source development opportunities in ACRE target markets, demonstrating the ability to identify and capitalize on prime locations that align with the firm’s strategic goals and investment criteria by navigating market dynamics, understanding local regulations, and building relationships with key stakeholders to secure high-potential properties for development.
  • Strong financial modeling and analytical skills, including proficiency in Excel and real estate valuation software.
  • Excellent negotiation, communication, and interpersonal skills.
  • Strategic thinker with a proactive approach to identifying and capitalizing on investment opportunities.
  • Ability to thrive in a fast-paced, entrepreneurial environment while managing multiple priorities.
  • Strong relationships with brokers, owners, developers, homebuilders, and other industry stakeholders, enabling effective collaboration and access to exclusive opportunities.
