**Job Description**

**Thompson Thrift** is seeking to hire a Full-Time **Tenant Coordinator**for the Retail Group for our office in **Phoenix, AZ.** The Tenant Coordinator will act as the liaison between the Construction, Leasing, Property Management, Development departments and the tenants from before lease signing through store opening.

**Responsibilities:**

Date of Possession to oversee Tenant construction activities and overseeing Tenant design and construction process that may be needed for a specific project.

Monitor Tenant construction activities as needed on all projects as assigned including As Is projects to insure Tenants meet opening schedules. Coordinate all necessary utility shutdowns as needed with Property Management and other Tenants. Assist Tenant to expedite opening on an as needed basis.

Coordinate the review and approval with the Construction Manager, the Tenant Construction Documents including drawings and specifications and notify Tenant of deficiencies and corrections. May require stopping Tenant work until plans approved.

Coordinate the approval and review of Tenants sign package and sign exhibits with Construction Manager on assigned projects. Review and coordinate with Property Manager as needed.

Assist with permit process for Tenant work if required for Tenant to get permits.

Compare Lease Exhibits with proposed work and verify that all work is per the signed lease prior to delivery of space

Monitor Tenant construction to insure conformance with construction and lease documents. Includes obtaining copies of Certificates of Insurance and building permits, daily follow?up as needed, coordinating Tenant construction schedules, coordinating Tenant work with Property Management, etc., for Tenant work activities.

Initiate Date of Delivery letters to Tenants as required by lease and coordinate with Construction Manager.

Maintain and update a welcome/informational package for new Tenants and verify this has been sent prior their opening.

Track 11- month warranty walk.

Post turnover Job site visits and inspections/Photos/Punch walks as required.

Tenant Emergency Response

Coordinate Warranty issues

Coordinate the review and approval of all Tenant Allowance requests. Verify lease requirements and initiate paperwork for release of Tenant Allowance funds between staff accountant and Construction Manager.

Provide project updates to tenants throughout project.

Tracking critical lease dates and producing reports for the group on an as needed basis.

Assist with stabilizing Asset after delivery of spaces

**Qualifications**:

Knowledge of commercial retail properties.

Working knowledge of commercial and retail construction and construction processes.

Knowledge of the retail leasing process and ability to read and understand retail leases.

Ability to read and understand site drawings, architectural drawings, construction documents, building codes and construction contracts recommended.

Experience managing commercial construction projects, general contracting experience beneficial.

Ability to multi?task and shift priorities.

Excellent verbal and written communication skills.

Proficient in use of Microsoft Word and Microsoft Excel, Procore & Yardi.

Attention to detail a must.

Significant travel required.

Performing this job requires the use of hands to finer, handle, or feel objects, tools or controls, sit, talk and hear (bells, whistles, etc.), stand, climb, balance, stoop, kneel, crouch, or crawl. Employees must occasionally lift and/or move up to 50 pounds.
