Job Overview:
We are seeking a motivated and experienced Land Acquisition Manager to join our Real Estate Development team. The Land Acquisition Manager will be responsible for identifying and acquiring land parcels suitable for development projects.

The ideal candidate will have a strong background in real estate, excellent negotiation skills, and a proven track record of successful land acquisitions.


Key Responsibilities:

Land Identification and Evaluation:


Identify and evaluate potential land acquisition opportunities through market research, site visits, and collaboration with real estate brokers and landowners.

Conduct due diligence on prospective land parcels, including zoning, environmental, and feasibility assessments.

Negotiation and Acquisition:
Negotiate purchase agreements and contracts with landowners, developers, and sellers to acquire land parcels for development projects.

Coordinate with legal and financial teams to ensure smooth and timely closing of land transactions.

Relationship Management:
Build and maintain relationships with landowners, brokers, developers, and other stakeholders to facilitate land acquisition efforts.


Serve as the primary point of contact for landowners and stakeholders throughout the acquisition process, addressing inquiries and concerns promptly.


Market Analysis and Strategy:
Conduct market analysis and research to identify target markets and areas for land acquisition opportunities.

Develop and implement strategic plans and initiatives to acquire land parcels that align with company objectives and growth plans.

Project Coordination:


Collaborate with internal teams, including development, construction, and legal teams, to coordinate land acquisition efforts and ensure alignment with project requirements.

Manage project timelines and budgets for land acquisitions, ensuring adherence to deadlines and financial targets.

Permitting and Approvals:


Work closely with regulatory agencies, local governments, and other stakeholders to obtain necessary permits and approvals for land development projects.

Navigate regulatory and zoning requirements to ensure compliance with land use regulations.

Reporting and Documentation:
Maintain accurate records and documentation related to land acquisitions, including contracts, agreements, permits, and approvals.

Prepare regular reports and updates on land acquisition activities for senior management and stakeholders.

Qualifications:
Bachelors degree in Real Estate, Business Administration, or a related field. Masters degree is a plus.

Minimum of 5-7 years of experience in land acquisition, real estate development, or related roles.

Strong negotiation skills and experience in contract negotiation and deal structuring.

Knowledge of real estate market trends, zoning regulations, and land use planning.

Excellent communication and interpersonal skills, with the ability to build and maintain relationships with stakeholders.

Ability to multitask and manage multiple land acquisition projects simultaneously.

Proficiency in real estate software and tools (e.g., GIS, CoStar, LoopNet).

Working Conditions:
Primarily office-based with frequent travel to land sites, meetings, and project locations.

May require working extended hours or weekends to meet project deadlines or business needs.
