Job Summary

General Site Superintendent is responsible for assisting the Program/Project Manager(s) by overseeing the construction activities for assigned projects, ensuring work is completed safely, within schedule and budget, and in a manner consistent with the company policies and procedures. The General Site Superintendent will generally have 4-6 site superintendents working under their supervision. The General Site Superintendent will often be involved in all phases of the construction project from initial planning to completion/close-out.

Requirements:

Human Resource Functions

  • Participate in Field Labor Resource Planning meetings, as required, to support the scheduling and assignment of field labor and management resources. Identify skill set requirements required for the project scope of work.
  • Assist in staffing/recruitment. Conduct interviews, negotiate salaries, hire and terminate employees to meet current and future labor resource requirements.
  • Prepare work schedules as required.
  • Communicate company policies and ensure employee adherence.
  • Conduct field employee training. Identify training requirements, support development and implementation of training initiatives.
  • Conduct Performance Reviews

Construction Activities

  • Lead and direct the work of others. Coordinate construction activities across multiple projects. Direct Site Superintendent to ensure their construction projects are executed within schedule and budget. Oversight of site superintendents to ensure the highest level of quality is attained during the construction execution. Ensure that each Site Superintendents project documentation is current, accurate and complete on a daily basis.
  • Ensure that each site superintendent under your supervision has effectively coordinated the activities related to their project and what they are within the scheduled timeline established. Coordination with subcontractors, property managers, client vendors, equipment and/or other entities: Building department, architect, engineers, etc....
  • Perform frequent and scheduled job site visits to ensure quality, schedule, and safety standards are maintained. Enforcement of quality control, schedule and safety policies.
  • Maintain accurate record keeping. Provide daily written reporting (Photos, supporting documents) related to the site visits. Feedback on the schedule, areas of improvement and identify issues that the Project Manager needs to address.
  • Consistent and frequent communication (phone, email) with Project Manager relative to the project status. Assists in outlining project plans, setting project goals and evaluating performance.
  • Maintains relationships with owners, landlords, and property management.
  • Monitor site deliveries and material receipts. Monitor use/cost of equipment.
  • Resolve problems/conflict.

Safety

  • Conduct weekly safety meetings. Ensure Site Superintendent conducts weekly site safety meeting.
  • Provide training, as required.
  • Identify and correct safety issues on project site visits.
  • Enforcement of safety policies.

Cost Accounting

  • Assist with pre-construction estimates and budgets, as required
  • Monitor field expenses to ensure compliance with budgeted dollars. Identify and communicate changes effecting scope and/or costs associated to the Project Manager.
  • Manage project site general condition costs.

Other Important Duties

  • Attend and participate in Program/Project Meetings – Conference calls to ensure schedule, budget and quality outcome.
  • Knowledgeable in the contractual obligations, timelines, established for the construction projects under your supervision.

Knowledge, Skills & Abilities

  • Strong technical and communication skills (written/verbal).
  • Proficient in Microsoft Outlook, Microsoft Excel, Project and Word.
  • Organized, strong ability to manage multiple ongoing activities.
  • Client Service oriented.
  • Ability to work well under pressure.
  • Team Leader. Strong ability to manage, direct and motivate others.
  • A "Do whatever it takes" attitude.

Education & Experience

  • Strong knowledge of the construction development process.
  • BS/MS graduate or equivalent related field experience.
  • 5-7 years of field experience in a supervisory capacity.

Physical DemandsConducts work in both a field-type environment or in a professional office setting with travel to jobsites as needed. Physical working conditions may involve the following: Lifting up to 75 pounds.Personal Protective Equipment
