Responsibilities:
Manages on-site property management team. Monitors quality of work and adherence to company policies, management agreement and fiduciary responsibilities.
Provides assistance as needed to Marketing Coordinator and outside Marketing vendor.
Works closely with Sr.
Portfolio Manager to meet deadlines of various reporting requirements i.e., budgets, projected cash flows, reforecast, reconciliations, etc.; reviews and approves all accounts payables.
Provides assistance to Corporate Asset Manager regarding leasing, renewals, preparing estoppels and other documentation.Evaluates and prepares contract bid package, renegotiates service contracts.
Assists in preparation of operating/real estate tax escalations and settlements.
Establishes good tenant relations, follows thru on new leasing for set up, insurance compliance, tenant openings and closings.
Maintains close contact with corporate office associates and marketing on new tenant openings, closings and issues related to accounts receivable.
Ensures that both tenant and vendor insurance COI's and sales reporting are always current and up to date. Monitors a/r and prepares letters to tenants regarding defaults.Maintains professional rapport with corporate staff, associates, tenants, vendors, community, and governmental agencies; directs request for media response to the Marketing vendor.
Provides input for the long-term strategic improvement of the property including ideas for improving NOI.Act as a liaison between the project and the local community; maintain deep relationships with local government and other important community groups.
Ensure employee's work productivity and follow all health and safety (OSHA)regulationsQualifications:
Bachelor's degree in real estate, Business Administration or related with strong finance/accounting skills.
10 years of experience in property management at similar type asset with proven track record.
Excellent communication skills, supervisory experience, able to muti-task and ability to respond to emergency situations. Strong analytical and decision-making skills.
Proficient in all Microsoft products:
Excel, Word, PowerPoint, Yardi software et al.
Real estate broker's license, CPM or CCIM designation a plus
