Hiring hourly range: $39 - $42 (hourly/salary rate to be determined by the education, experience, knowledge, skills, and abilities of the applicant internal equity, and alignment with market data).

The work schedule for this role is Monday-Friday, 7:00 am to 3:30 pm, however, various hours may be required based on business demand. 

 

As a Building Automation Systems Lead, you will be responsible for daily support activities, including: 

  • Collaborating with specialized technicians or subcontractors, site management  to understand requirements and solve complex monitoring and control problems. 

  • Monitoring, adjusting, troubleshooting, and servicing all aspects of the building automation systems in a large-scale multi-purpose complex.  

  • Combining computer programming, electrical controls, and steam, condensate, HVAC knowledge to understand a buildings sequence of operation. 

  • Enabling visibility and controlling of electronic/pneumatic devices through software/programs that balance air handlers, exhaust fans, and chilled water systems in office space or in a variable temperature and humidity conditioned research space. 

  • Controlling, diagnosing, troubleshooting, and repairing BMS related mechanical equipment such as HVAC, process utilities, steam, chilled water, reheat water, and lighting.  

  • Performing performative maintenance, calibration, and maintenance of instrumentation, equipment, and controls for optimum performance through the computerized maintenance management system (CMMS). 

  • Assisting in the change control process for requests to modify the current control set up. 

  • Monitoring controller CPUs, proprietary communications bus (CBUS), BNAs (Building network Adapter), and the server Cat 6 cabling to the field devices. 

  • Solving and assisting procurement of spare parts. 

  • Following site operations procedures for equipment and recommending facility reliability improvements. 

  • Developing and maintaining good working relationships with other technicians for effective troubleshooting and repairing of equipment and systems. 

  • Utilizing strong mechanical skills to complete assignments. 

  • Providing service and feedback to the customer on work orders while assuring compliance to codes, regulations, and industry standards. 

  • Understanding company policies and complying with safety regulations, job hazard analysis, lockout/tagout, and wearing of Personal Protective Equipment (PPE). 

  • Maintaining a daily schedule with mixed flexibility. 

  • Performing other duties as assigned by Management or Lead. 

 

As the Building Automation Systems Lead you will be expected to:

Communication 

  • Knowledge of Microsoft Windows, Word, Excel, Outlook and SharePoint 

  • Ability to communicate clearly via phone 

  • Ability to work closely with customer during site emergencies.  

  • Excellent oral and written communications 

  • Excellent interpersonal skills, i.e., listening to customer needs, articulating path forward and giving solutions that provide value to the customer, etc. 

  • Accurately document electronic and paper cataloging system to provide information to customer or regulatory personnel.   

  • Strive for quick complaint resolution; to resolve problems on the first call and avoid escalation of issues through operational knowledge.  

 

Minimum Requirements 

  • High school or trade school diploma in a related discipline and 6 years of experience as a BMS/BAS technician or equivalent combination of education, training, and experience in a multi-purpose facility. 

  • In addition to education/experience, 6 years of progressive career experience in industrial, pharmaceutical, biomedical, or research & development facility maintenance. 

  • Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for several types of respirators. 

  • Ability to obtain a security access badge at our client’s location. 

  • Ability to read and understand information contained in a variety of documents or displayed on a computer screen. Demonstrated fluency in computer use including the full Microsoft product line. 

  • Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested. 

  • Must be able to obtain and maintain facility credentials/authorization. Note: US Citizenship or Permanent Residency is required for facility credentials/authorization at this work location.  

  • This position does not include sponsorship for United States work authorization.  

 

Some physical/special requirements include: 

  • Regularly lift to 50 lbs 

  • Regularly climb ladders, steps, and scaffolding 

  • Repetitive motions: bend, stoop, squat, kneel, stretch, reach, wrist movement 

  • Walk extensively throughout the plant during shift 

  • Work at an accelerated pace in emergency conditions 

  • Ability to differentiate colors pertaining to wire color-coding 

  • Wear steel toe safety shoes, safety glasses, gloves, hard hats, and other Personal Protective Equipment as needed. 

  • Cope with demands (stressors) that are associated with the job and/or the work environment. 

 

Preferred Requirements 

  • Associate degree in Instrument Controls Technology 

  • State of Washington Electrical Contractor’s License  

  • Experience working in a GMP or similar regulated environment such as hospitals, biomedical or pharmaceutical campuses. 

  • Ability to read and understand repair manuals, specifications, drawings, and schematic diagrams. 

  • Experience working with heavy industrial or manufacturing plant steam systems, centrifugal chillers, air handling units, turbines, boilers, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, pneumatic controls, and building automation control systems. 

  • Experience using a Computerized Maintenance Management System (CMMS); EAMS experience is a plus. 

  • Experience interpreting a variety of instructions furnished in written, oral, diagram, or schedule form. 

  • Excellent verbal and written communication skills.
