JOB DESCRIPTION

Job Title: REGIONAL PROPERTY MANAGER

Hours: 8:00 A.M. – 5:00 P.M. – Monday through Friday – Minimum Requirement

Reports To: Director of Marketing & Real Estate

RESPONSIBLITIES:


  • Oversee student housing renewal, lease up, and/or maximizing operating income for student housing assets.
  • Review and countersign all leases.
  • Monitor market/submarket conditions, such as school enrollment, major employers, economic drivers, new supply, strategy of competitive properties, etc. and modify operational strategy accordingly.
  • Address tenant concerns, enforce lease agreements, handle tenant turnover, and implement strategies to maintain high tenant satisfaction.
  • Guide and help management social media accounts and advertising for Student Housing properties.
  • Ensure photo/video assets are obtained for use.
  • Recommend and implement strategic approach for each asset to drive traffic, leasing and highest achievable rent.
  • Promote and maintain a positive working relationship with community members, residents, and all business associates.

Operations

  • Lead and mentor on-site property managers, ensuring they are effectively managing their properties and adhering to company policies.
  • Weekly / Biweekly / Monthly property site visits. Manage ongoing maintenance. Travel is required to locations, with some overnights.
  • Respond to all actions that involve, or influence properties managed in an appropriate and timely manner.
  • Lead operations strategy by setting clear goals and expectations relating to revenue, expenses, occupancy, and collections.
  • Ensure all properties are compliant with local regulations, building codes, and company policies
  • regarding tenant screening, lease agreements, and safety standards.
  • Negotiate contracts with vendors for maintenance services, landscaping, and other property-related needs.
  • Maintain open lines of communication with personnel to ensure prompt, effective, and professional operations.
  • Work as an integral member of the property management team and collaboratively work with cross departmental leaders.

Financial

  • Regularly review financial performance of each property within the region, including revenue, expenses, occupancy rates, and budget variances, to identify areas for improvement.
  • Develop and manage property operating budgets, including maintenance costs, marketing expenses, and capital expenditures.
  • Prepare and present annual budgets, monthly, and quarterly reports for each managed property that illustrates strategies for adding value and enhancing performance. Monitor monthly and quarterly financial performance as it relates to budgets.
  • Oversee income and expenses to produce the maximum economic benefit from the portfolio.
  • Pay monthly bills and collect rents as needed.
  • Drive performance of staff to meet or exceed budgets and business plans; provide recommendations for improvement or change.

Multifamily Properties

  • Assist Director of Marketing & Real Estate with monthly/weekly/quarterly property inspections.
  • Assist with warranty work order assignments for new properties.
  • Assist with Owner walk-thru punch lists of new construction.

SKILLS AND REQUIREMENTS:

  • Licensed Property Manager in South Dakota, or ability to obtain license within 3 months of employment.
  • Strong leadership and supervisory skills to manage multiple property teams.
  • Excellent communication and interpersonal skills for tenant interactions and stakeholder management.
  • Financial acumen to analyze budgets, financial statements, and forecast revenue.
  • Proven ability to identify and implement operational improvements to enhance property performance.
  • Knowledge of local real estate laws, regulations, and industry best practices.
  • Proficiency in property management software and data analysis tools. Knowledge of Appfolio is a plus.
