My client is looking to hire a Director of Property Management

The Director will have bottom-line responsibility for overseeing the management of 100+ buildings comprised of 2000 Condominium Association units throughout Hudson County. The Director will motivate, train, and mentor a high performing property management team including senior and jr level property managers, leasing, marketing, and administrative teams.

We’re looking for a highly motivated and skilled professional who can guide the overall vision of the property management division and help take the company to new heights. This individual will work alongside executive management and ownership in making crucial decisions which will directly impact future company growth.

Director of Property Management:

  • The primary responsibility will be to oversee the day-to-day operational and financial success of a portfolio of Condominium Associations throughout the Hudson County region.
  • Effectively manage a team of property management, leasing, and administrative staff.
  • Communicate regularly with on-site property managers, company employees, property owners, financial partners, vendors, and others as required.
  • Ensure monthly occupancy and delinquency goals are met across the portfolio.
  • Provide reviews and analysis of operating budgets, monthly/quarterly/annually financial statements, and rent rolls for each property.
  • Perform regular visits to each property to ensure the highest standards are maintained.
  • Monitor building violations to ensure on-site managers are addressing complaints in a timely manner and certifying corrections.
  • Ensure regulatory compliance and adherence to all local, state, and government legal requirements.

Requirements and Skills:

  • Minimum of 5-7 years of hands-on Real Estate Property Management experience specializing in Condominium Associations.
  • Demonstrated experience managing 1500+ condominium units.  
  • Experiece establishing and maintaining strong relationships with association Board of Directors.  
  • An undergraduate degree in Real Estate, Business Management, or Finance is a plus
  • Strong experience negotiating and managing 3rd-party vendors.
  • Complete understanding of renovations and capital improvement construction projects.   
  • The desired candidate will possess strong leadership skills and natural charisma with the ability to train, motivate, and manage a large staff of employees.
  • Inspirational leader with ability to mentor and extract the highest potential from supporting staff, outside vendors, and consultants.
