SUMMARY
Responsible for administrating all operations of the assigned residential/commercial property(s)including the annual budget/business plan; budget updates, management, marketing, and maintenance programs; computer operations, policies and procedures; community outreach and human resources in order to achieve maximum profitably and goals consistent with department objectives.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Prepare annual business plan; set short-term and long-term goals to reach the aims of the business plan.
- Responsible for ensuring all rents are collected and takes corrective and/or legal action as required to obtain collection. Is extremely familiar with local and state laws and court process.
- Develops and monitors creative marketing programs to maximize the benefits of newspaper advertising, Internet advertising, realtor and corporate contacts, and resident referrals.
- Approves each new resident lease using criteria consistent with company policy and procedure.
- Gather and analyze information on the competition, corporations, and the economy.
- Ensure that all members of the property staff have been trained regarding Fair Housing Laws.
- Reviews and signs all leases.
- Approves all bills and purchase requisitions.
- Performs all duties and responsibilities incumbent upon a Leasing Consultant. (Refer to Leasing Consultant Job Description.)
- Supervises all personnel either directly or indirectly.
- Performs human resource administration for all employees assigned to the property in accordance with company policy and procedure such as New Hire Paperwork, Performance Evaluations, etc.
- Ensures a competent and well-trained staff at the Property.
- Ensures that buildings and grounds, public areas, roads, walkways, parking areas, recreational facilities, and laundry are all maintained in accordance with policy and procedure and takes corrective action to eliminate unsatisfactory conditions.
- Maintains all property and personnel records
- Performs all duties associated with accounting, rent collection, and coordination of the local legal process.
- Ensures that all property data is transmitted to the corporate office in a timely manner on a weekly and monthly basis.
- Maintains liaison with community officials to ensure mutual goodwill. Follows/tracks relevant local government issues affecting property operations such as public hearings and reports the same to the Director of Property Management.
- Performs additional assignments as directed.
Supervisory Responsibilities
Is responsible for the management of the Community. Supervises employees who work at the property i.e. the Assistant Community Manager and Leasing Consultants. Assigns work to and evaluates the performance of senior leasing consultants and leasing consultants. In conjunction with the Maintenance Supervisor, assigns work to Maintenance Department employees. Supervising responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance for the purpose of salary adjustments, promotions, terminations, and other changes in status; rewarding and disciplining employees; addressing complaints and resolving problems.
Administrative Responsibilities
Is responsible for the administrative operation of the Community. Activities include advising management regarding issues or problems at the Community and recommending a course of action for resolution, preparing an annual business plan for the property, setting short- and long-term goals to meet the objectives of the business plan, collect research and analyze for the purpose of recommending courses of marketing activity, meet with other management officials to review the role and performance of subordinates.

EDUCATION And/or EXPERIENCE
Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
Language Skills
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Mathematical Skills
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to define problems, collect data, establish facts, and draw valid conclusions.

Previous lease-up experience required
, including demonstrated success in marketing new properties, achieving occupancy goals, and coordinating with operations and leasing teams during the pre-opening and stabilization phases.
