The VP, Development – Mixed Use is a central role within GID Development, responsible for coordinating strategic, financial, design, execution, and retail/multifamily/office/hotel/public realm components across complex mixed-use projects. The role serves as a cross-functional integrator among GID Development, Design & Construction, Windsor (multifamily), GID Commercial, Finance, and external stakeholders to ensure cohesive strategy, aligned decision-making, and disciplined execution. This colleague brings an entrepreneurial spirit to the team in support of GID's goals, while embracing efficient institutional discipline and fostering a transparent, collaborative, and risk-managed environment. Responsible for providing detailed economic analysis of development projects, underwriting potential new development deals, and managing a variety of development activities for multiple projects under the direction of senior management of GID Development. RESPONSIBILITIES: Management and Project Integration:- Coordinate and drive alignment among all project components—retail, multifamily, office, hotel, public realm, and infrastructure—to maintain cohesive strategy, design, scheduling, and execution.
- Serve as the central integrator ensuring cross-functional coordination across Development, Design & Construction, Windsor multifamily, GID Commercial, and Finance.
- Lead coordination with project stakeholders -- Windsor Operations, Asset Management, and Commercial teams -- to ensure product, market, financial, and operating goals are aligned.
- Support retail leasing efforts in collaboration with the leasing professionals, GID Commercial team, legal, etc.
- Provide strategic input into retail business plans and tenant mix planning.
- Support the development and execution of the retail merchandising and positioning strategy.
- Drive the efficient execution of lease documentation, coordinate LOIs, deal terms, and execution items among leasing, design, construction, and GID teams to achieve broader project goals.
- Lead day-to-day efforts on tax abatement and economic incentive initiatives.
- Coordinate and help drive required zoning, land use, and entitlement processes.
- Support third-party developer selection for hotel components and other verticals.
- Conduct strategic analyses and market investigations as needed by GID senior leadership.
- Create and maintain comprehensive, accurate development models for large-scale mixed-use projects, including residential rental, condominium, retail, office, hotel, and other product types.
- Participate in various aspects of the development process, including financing, design and construction, marketing, sales, and leasing.
- Collect and integrate project data, including project costs, construction cash flow requirements, operating income and expense projections and financing assumptions for project pro formas.
- Assist with the creation and monitoring of development budgets including all land, hard, and soft costs.
- Assist with the creation and monitoring of development schedules throughout pre-development, construction, project opening, and stabilization.
- Coordinate preparation of regular anticipated cost reporting for development projects.
- Prepare reports for senior management, equity partners, and lenders on development progress and critical decision points.
- Coordinate a variety of development activities and interface with numerous third parties including architects, engineers, contractors, market analysts, marketing consultants, public relations representatives, lenders, equity investors and various municipal departments and agencies.
- Coordinate with GID Design and Construction team members throughout all phases of the design process.
- Serve as a liaison with investors, lenders, consultants, and municipal officials to meet approval, reporting, and performance requirements.
- Build and maintain positive external relationships supporting the project's, GID's, and the team's credibility and brand.
- Coordinate with marketing consultants and public relations consultants.
