DEPUTY CLERK II- G115 Real Estate

- Reviews and evaluates all real estate deeds, security deeds, liens, judgments, powers of attorney, personal property financing statements, for legal sufficiency for filing and recording into the official real estate records of Muscogee County.
- Accepts or declines real estate documents based upon review and judgment that all requirements have been met.
- Interprets state real estate information into and from a complex, comprehensive real estate indexing and imaging computer system.
- Accepts, reviews, and evaluates for acceptance all plats (surveys) filed for Muscogee County for recording into the official record of Muscogee County.
- Enters all required real estate information into a computer system based upon evaluation of document information.
- Assists attorneys, paralegals, the general public, and others with retrieval of information from the tax commissioner's computer retrieval system, the court case tracking system, the authority real estate computer system, the hardbound real estate deed books and indices, the internet site for the purpose of conducting a title search of real property.
- Processes mailed and in-office real estate documents for filing, recording, imaging, and indexing within a three-day turnaround time.
- Maintains and evaluates for repair of all real estate deed and lien books in accordance with state law.
- Answers telephonic and on-line requests for assistance and title information for the general public, attorneys, real estate professionals, and others.
- Prepares, examines, scans, and verifies for accuracy all real estate documents filed in Muscogee county.
- Assesses and collects real estate filing and copy fees; accounts for and balances all daily real estate filing fees received for submission to accounting division of office.
- Prepares daily reports of activities; verifies totals and document count audit.
- Operates complex computer systems, printers, scanners, copiers, and facsimile machines.
- Checks inventory for computer, printer, fax, copier, and other needs.
- Performs other duties as assigned by management and clerk of court.
- Knowledge of Georgia real property law, all real estate provisions of manual of Council of Superior Court Clerks of Georgia; State Tax Commissioner transfer tax requirements; ability to perform duties in conformity with requirements of state real estate indexing standards for filing, evaluating, processing, recording and indexing of real estate documents.
- Knowledge of federal tax lien requirements.
- Knowledge and ability to utilize, retrieve and interpret information for self and others from tax commissioner's computer system, courts automated tracking system, Oracle-based real estate indexing and imaging systems, Internet site.
- Knowledge of standard basic arithmetic.
- Basic understanding of legal archiving requirements for real estate records preservation.
- Skill in problem-solving, decision making, and mediating difficult, demanding situations with the general public, paralegals, and others.
- Skill in oral and written communication.
- Skill in operating standard office equipment, sophisticated computer systems, image servers, scanners.
Knowledge and level of competency commonly associated with the completion of specialized training in the occupational field, in addition to basic typically associated with a high school education. Experience sufficient to thoroughly understand the work of subordinate positions and to be able to answer questions and resolve problems, usually associated with one to three years' experience or service. The work is typically performed while sitting at a desk or while intermittently sitting, standing, stooping, bending, crouching, or walking. The employee occasionally lifts light objects. Additionally, the following physical abilities are required:
