Multi-family Marketing Specialist

About the Role
We're looking for a sharp, data-driven Multi-Family Marketing Specialist to help drive occupancy, optimize rent growth, and strengthen the brand presence of our apartment communities. This role is both strategic and hands-on: you'll collaborate closely with property managers and make on-site visits to our 8 properties to really understand the story behind each community. If you live at the intersection of analytics and creativity—and you understand how to turn leads into leases—you'll fit right in.
What You'll Do
Lead Generation & Leasing Support
- Develop and manage online marketing campaigns to drive qualified leads (ILS platforms, Google, social media, SEO, email, etc.).
- Optimize community listings, photos, and copy across all advertising channels.
- Partner with on-site teams to track lead quality, conversion rates, and marketing ROI.
Branding & Creative
- Create compelling marketing collateral: flyers, brochures, social posts, resident communications, and community event materials.
- Ensure brand consistency across all properties, digital platforms, and resident touchpoints.
- Support professional photography, videography, and virtual tour initiatives.
Digital Strategy & Analytics
- Monitor property websites, landing pages, and online reputation; recommend improvements to UX, content, and calls-to-action.
- Track key performance metrics (CPC, CPL, lease conversion, occupancy trends) and prepare regular reports for leadership.
- Coordinate online reputation management, including review response strategies with site teams.
Community, On-Site & Resident Engagement
- Work closely with property managers to understand each community's target renter profile, current challenges, and opportunities.
- Conduct occasional on-site visits to our 8 properties to gather photos and video, learn the feel of each community, and support local marketing initiatives.
- Support and promote resident events, referral programs, and retention campaigns.
- Stay on top of local market trends and competitor activity to keep our communities competitive and visible.
What You Bring
- 5+ years of experience in marketing, with multi-family, real estate, or property management experience strongly preferred.
- Working knowledge of:
- Digital marketing tools (Google Ads, Meta Ads, email platforms, basic SEO concepts).
- Property management or leasing CRMs and lead-tracking systems (e.g., Yardi, Entrata, AppFolio, RealPage, Knock, Funnel, etc. – or similar).
- Strong writing and editing skills for ads, social posts, and resident-facing materials.
- Comfort with basic design tools (Canva, Adobe Express, or similar); graphic design skills are a plus.
- Data-driven mindset: you enjoy reading reports, spotting patterns, and testing new ideas.
- Highly organized, able to manage multiple communities and deadlines at once.
- Willingness to travel periodically to properties for meetings, content capture, and on-site collaboration with managers.
