Job Overview

The Director of Capital Projects, reporting directly to the Assistant Vice President of Planning and Capital Projects, provides design and construction management direction and leadership to all project executives, project managers, and support staff in the Capital Projects team. The Capital Project team manages a portfolio of over 100 concurrent planning, design, and construction projects valued at over $500 Million. The Director is expected to provide guidance for the design process; clashes in the field; insights on contract administration; leverage on negotiations with contractors; input on construction sequencing and logistics; opportunities for value engineering; best practices for project reporting; subject matter expertise on issues pertaining to claims, warranty issues, and arbitration issues; and oversight on other project management-related duties and activities. The Director must have intimate knowledge of the building processes, systems, and methodologies as well as be able to share this knowledge with the team of project managers in order to provide innovative solutions for potential problems discovered in the design and construction process.

The Director helps ensures all aspects of project management are effectively implemented and accomplished - such as project planning; budgeting; project approvals from appropriate government agencies and community interest groups; adherence to established project budgets and schedules; schematic design reviews, onsite inspections to evaluate contractor performance, confirmations of satisfactory progression of work, and assurance that change order management validates scope of work, justification and pricing. The Director must also oversee the monitoring of active work on construction job sites and must ensure the team takes appropriate steps to meet programming requirements. The Director applies departmental project control processes for consistency, to mitigate risks, and to assure compliance with policies, rules, and regulations as well as all applicable authorities having jurisdiction.

Work Interactions

The Director of Capital Projects will have multiple direct reports, including several Assistant Directors and Senior Project Managers of Capital Projects, and must provide direction to these Assistant Directors who lead teams of consultant architects and engineers, construction managers, contractors, O&M personnel and contracting specialists. The Director helps to develop project managers by identifying skills gaps, ensuring the availability of appropriate training, providing coaching and guidance, conducting the annual performance appraisal process, and proactively addressing performance issues as required.

The Director monitors the work of the unit and takes appropriate steps to ensure that activities meet requirements; and works collegially across the university to ensure that design standards, project goals and the University mission are documented, reviewed and achieved.

Requirements and Qualifications

  • Bachelor's required, Master's preferred in Civil, Structural, Electrical, or Mechanical Engineering; Architecture; Construction; or Construction Management
  • Minimum of eight to ten years of progressive management of large, complex, and technical construction projects for a large, complex organization; and / or five to seven years of progressive managerial experience of a staff of construction project management professionals
  • Must be computer literate in MS Office, the Google Workspace suite of projects, and fluent in project planning and scheduling software.
  • Requires a high level of interpersonal skills for daily interaction with faculty and staff, clients, GU managers, team members, and public agency officials
  • Must have excellent oral and written communication skills
  • Requires the ability to prepare clear and concise reports, a variety of matrices, oral presentations and code analyses
  • Demonstrated experience in communicating and presenting at an executive level

Pay Range:

The projected salary or hourly pay range for this position which represents the full range of anticipated compensation is:

$103, $202,778.93

Compensation is determined by a number of factors including, but not limited to, the candidate's individual qualifications, experience, education, skills, and certifications, as well as the University's business needs and external factors.
