- Average 12 hours per week. Typically 5 hours during maintenance periods, up to 30 hours during due diligence sprints.
Role Overview
We're looking for an experienced, institutionally trained Senior Investment Analyst - Private Real Estate - someone who lives and breathes due diligence, can see through complex structures, and isn't intimidated by a 200-page private placement memorandum.
This is not an entry-level role. It's for a professional who has spent 5–10 years conducting institutional-quality due diligence on private real estate funds and offerings, who can build and dissect both fund-level and asset-level models, and who can identify red flags and opportunities in equal measure.
We need someone who goes beyond reporting numbers - someone who understands the story behind the spreadsheet, who can see the business case through the data, and who knows when something simply doesn't add up. The right candidate combines analytical precision with commercial instinct; capable of spotting inconsistencies, pressure-testing assumptions, and separating strong investment theses from salesmanship.
You'll join us as a trusted part-time member of the FavorPoint Sponsor Partnership team, stepping in during due diligence sprints to analyze, model, negotiate, and document every aspect of an offering before we move to market. You'll also maintain light ongoing engagement between offerings, monitoring new opportunities, organizing diligence files, and joining sponsor meetings.

Key Responsibilities
- Conduct full-scope due diligence on new private placement offerings and pooled real estate funds.
- Review and analyze Private Placement Memorandums (PPMs), financial statements, operating agreements, subscription docs, and sponsor materials.
- Build and evaluate fund-level and asset-level pro formas and financial models, stress-testing assumptions and validating forecasts.
- Identify risks, inconsistencies, and red flags, and provide written diligence reports and recommendations.
- Participate in sponsor calls and diligence meetings, documenting key representations and following up on outstanding items.
- Support deal structuring and negotiation, including sponsor economics, investor terms, fees, waterfalls, and governance.
- Collaborate with internal and external counsel to ensure regulatory and compliance alignment through Reg D 506(c) offerings.
- Maintain organized diligence folders, file naming conventions, and internal notes in the shared drive.
- Assist with ongoing portfolio monitoring and post-close reporting as needed.
- Contribute to continuous refinement of FavorPoint's diligence process and templates
Skills Needed & Requirements
- 5+ years (10 preferred) in institutional real estate or private equity due diligence.
- Proven ability to analyze fund structures, complex deal terms, and multi-asset strategies.
- Mastery of Excel and financial modeling. Can build models from scratch at both fund and asset levels.
- Strong understanding of private placement structures, 506(c) offerings, and investor documentation.
- Experience across multiple real estate asset classes, including: Multifamily, Industrial. Office, Retail, Self-storage, Hospitality, Build-to-rent / single-family portfolios, Mixed-use and development funds, etc.
- Excellent written and verbal communication with the ability to summarize diligence findings clearly and professionally.
- Detail-oriented, disciplined, and independent. Can manage multiple projects and deadlines.
- Prior experience with family offices, private equity firms, institutional investment advisors, or sponsor underwriting teams.
- Broker-dealer or RIA securities experience is a plus, but not required.
