Job Title: New Construction Estimator – Plumbing & HVAC

Position Overview: We are seeking a detail-oriented New Construction Estimator with a strong focus on plumbing and HVAC to join our preconstruction team. The estimator will prepare accurate cost estimates for new construction projects, develop takeoffs for plumbing and HVAC systems, support value engineering, and provide competitive, profitable bids. This role works closely with project managers, designers, sheet metal/mechanical subcontractors, and procurement.

Key Responsibilities

  • Review project drawings, specifications, addenda, and owner/architect RFIs to develop complete plumbing and HVAC takeoffs.
  • Prepare conceptual, schematic, and design-development estimates for plumbing and HVAC systems; provide detailed level estimates as required.
  • Perform quantity takeoffs for plumbing (piping, fixtures, fittings, traps, and drainage) and HVAC (ductwork, equipment, refrigerant systems, hydronic piping, controls) across all project stages.
  • Compile and price plumbing/mechanical subcontractor bids; issue bid invitations and manage the bid process.
  • Develop and maintain cost databases, assemblies, and productivity rates specific to plumbing and HVAC equipment and installation.
  • Apply pricing for materials, labor, equipment, and subcontractor scopes; account for logistics, site constraints, lead times, risk, and allowances.
  • Provide ongoing cost analysis, value engineering recommendations, and alternative materials/methods to achieve project goals.
  • Collaborate with preconstruction, procurement, and project teams to ensure accurate, timely bids.
  • Prepare bid summaries, risk registers, and detailed supporting documentation for owner meetings and internal review.
  • Analyze drawings for constructability and installability of plumbing and HVAC systems; identify potential issues early.
  • Assist with post-bid clarifications, change orders, and cost-to-complete forecasting during construction phases as needed.
  • Maintain strong relationships with plumbing and HVAC subcontractors and suppliers to ensure competitive pricing and reliable communication.
  • Stay current with industry standards, codes (IPC, UPC, IMC/SMACNA, NFPA, energy codes), and product innovations affecting estimating.

Qualifications

  • Bachelor's degree in Construction Management, Mechanical Engineering, or related field; or equivalent practical experience in plumbing/HVAC estimating.
  • 3+ years of experience in construction estimating, with a focus on plumbing and HVAC for new construction projects.
  • Proficiency with estimating software and tools (e.g., Procore, Bluebeam, RSMeans, CostX, Estimating modules in ERP; Revit/add-ins preferred) and standard office software (Excel, Word, PDFs).
  • Strong knowledge of plumbing and HVAC systems, materials, assemblies, equipment, and cost drivers.
  • Experience with quantity takeoffs, cost modeling, and value engineering for mechanical systems.
  • Familiarity with building codes, permitting processes, and procurement methods related to plumbing and HVAC.
  • Excellent analytical, mathematical, and problem-solving skills.
  • Detail-oriented with strong organizational and time-management abilities.
  • Effective communication and collaboration skills; ability to work cross-functionally with designers, project managers, and subcontractors.
  • Ability to read and interpret design documents, shop drawings, and MEP coordination drawings.
  • Knowledge of safety practices and compliance considerations in estimation and procurement.

Preferred Qualifications

  • Experience in residential, multifamily, or light commercial sectors with emphasis on plumbing and HVAC.
  • Experience with BIM-based estimating or 3D/BIM software integration for MEP systems.
  • Knowledge of prefabrication, modular piping/ductwork, and coordinated services.
  • Familiarity with energy-efficient systems (high-efficiency boilers, VRF/VRV, heat pumps, water heaters) and associated equipment.
  • Understanding of subcontractor agreements, prevailing wage requirements, and contract delivery methods.
