Position Summary

The Maintenance Technician II performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness and service to the client and its occupants.  This individual will maintain a high level of professionalism in addressing facility management issues including response to and resolution of any client requests or concerns.  

Essential Functions:

Electrical: lighting repair and maintain lighting fixtures, ballasts, and circuit switchesElectrical: repair, replace and/or maintain 115V convenience outlets and circuitsElectronic systems (Fire alarm, security, timers): Ability to operate and perform testsPlumbing: Change out or repair flush valve on toilets and keep properly maintainedPlumbing: Perform corrective and preventive maintenance on all plumbing issues throughout facilityPlumbing: Clear drainage/sewage stoppages using appropriate equipment and methodsPlumbing: Locate and exercise isolation and shut off valvesCarpentry: Repair and assemble furnitureCarpentry: Perform wall patchingCarpentry: Install or repair ceramic wall tileCarpentry: Make repairs to roofing materialsFlooring: Make repairs to ceramic, vinyl tile floors HVAC: Operate HVAC systems and controlsHVAC: Change Ventilation Filters HVAC: Perform lubrication of motors/pumps/fansHVAC: Assist in repair of HVAC system equipmentHVAC: Perform cleaning of refrigeration equipment coilsGeneral: Maintain and clean mechanical rooms and equipment to maintain in like new conditionGeneral: Complete corrective/preventative maintenance work orders in a timely and professional mannerGeneral: Perform painting as needed/assignedGeneral: Perform cleaning/janitorial functions or superviseGeneral: Perform event setups and take-downs General: Assist in installing new equipment for the facilityGeneral: Respond to On-Call emergency repair work or after hoursGeneral: Maintain clean and organized work areasGeneral: Maintain supply and materials in stock, organize and replenishGeneral: Ability to locate and shut off valves and electrical circuits in an emergencyGeneral: Assist other trades/technicians where assigned and/or needed

Other Functions: 

Attend and actively participate in staff/safety meetingsMaintain all logs per ACA requirements as applicableOpen, document action taken, and close on demand and preventative maintenance work requests using a PC and PDAPerform other assignments as needed and/or assignedMust be able to work flexible hours

Technical Skills:

Understand and abide by all applicable Safety Data Sheets (SDS) proceduresUnderstand and abide by all Lock Out Tag Out proceduresPossess a working knowledge of MS Word, Excel, Outlook and PDA

Knowledge, Skills, Abilities:

Required

High School Diploma or equivalent3-6 years of experience in the repair and maintenance of commercial buildings, educational environments, correctional facilities and/or health care facilitiesPerform at a skilled level for at least 2 of the following: electrical, carpentry, plumbing, HVAC, painting and/or general maintenance and at least semi-skilled for the othersFluent in English language to speak, read and write clearlyValid driver's license

Position Type / Expected Hours of Work

This is a full-time, non-exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.

No travel is required for this position.

Supervisory Responsibilities

No supervisory duties for this position.

Work Environment

This position is located within a correctional facility. Work is performed both indoors and outdoors with exposure to various weather conditions.  Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.

Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies.

Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.

Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.

The employee is regularly required to talk or listen effectively.
