Regional Property Manager – On-Campus Housing / Public-Private Partnership

We are seeking an experienced Regional Property Manager to lead operations for a large, institutionally owned on-campus housing portfolio through a public-private partnership (P3) model. The ideal candidate brings a blend of university housing experience, facilities and operations management, and private-sector property management expertise.

This role oversees a highly visible student housing portfolio in partnership with a major university, including residence halls, apartment-style communities, and facilities operations. The Regional Property Manager acts as the senior operational leader responsible for delivering an exceptional residential experience, maintaining strong institutional relationships, and managing large-scale staff and budgets.

  • Serve as the primary liaison with university partners, including weekly meetings with institutional stakeholders.
  • Supervise, mentor, and develop a large multi-department staff, including department heads and operational teams.
  • Manage budgets, financial performance, capital planning, and operational standards.
  • Ensure exceptional student experience, service delivery, and alignment with university academic and operational goals.
  • Lead turnover, summer occupancy programs, and major building operations initiatives.

Who We're Looking For

You will thrive in this role if you bring:

P3 (Public-Private Partnership) experience – required

Experience working in a university-affiliated housing or campus facilities partnership is strongly preferred.

True Property Management leadership

7–10+ years managing large-scale housing, multifamily, or institutional operational portfolios.

Campus, Facilities, or University Housing Experience

Experience working with:

  • University housing departments
  • Facilities management divisions
  • Campus operations or residence life
  • Student housing programs

Certifications highly preferred

  • IREM (CPM, ARM)
  • NAA (CAM)
  • Other property management or real estate-related credentials

Business-sector operations experience

Strong understanding of budgets, financial performance, staffing, risk management, and operational KPIs.

Leadership Competencies

  • Executive-level communication
  • Organizational and budget management
  • High-stakes relationship-building
  • Ability to present and lead in round-table interview settings
  • Change management and team development

Schedule & Environment

  • Monday–Friday (onsite as needed based on campus operations)
  • Flexibility required for campus events, emergencies, and partnership meetings

Compensation & Benefits

  • $110,000–$120,000 base salary
  • Up to 20% annual performance-based bonus
  • Full benefits package available
