Essential Functions: Perform administrative tasks as related daily property operations, overseeing and enhancing value of the property. Manage payment collection and processing, maintain tenant information, accurate record keeping and required reporting. Ensure property standards are met and maintained by following company policies and procedures. Build customer and community relations that support the operation and growth of the business.

  • Administration
  • Understand and explain lease agreements to prospective and current tenants
  • Process tenant pre-screening including but not limited to background and credit checks
  • Prepare, complete, and enter lease agreements, financial and payment information in system in compliance with all federal, state, and local statutes and regulations
  • Collect and process rent payments and late fees
  • Prepare and send demand letters
  • Scan checks daily
  • Ensure banking is completed on a daily basis
  • Generate legal action, documents, and processes according to state Landlord Tenant Code as applicable to court procedures, evictions, and lock outs
  • Represent the company in court as related to Landlord Tenant Code actions
  • Accompany Constable in performance of Lock-Out actions
  • Coordinate utilities for home repossessions with Maintenance team
  • Complete weekly inspection of property/park to observe and address lease violation issues
  • Prepare and send appropriate lease violation/non-compliance of rental agreement notification to tenants as necessary and required
  • Verify tenant information and update as necessary
  • Maintain accurate records and reports
  • Understand and remain up to date on company policies and procedures, state and local statutes and regulations
  • Act as Activities and Event coordinator as required and applicable to specific community/property needs

  • Business Development

  • Represent and further brand recognition in the community
  • Build customer relations by providing consistent high-quality customer service
  • Respond to tenant concerns and requests in a timely manner to ensure tenant retention
  • Administer/Implement sales promotions to ensure acceptable occupancy levels
  • Administer/Participate in revenue targets to increase sales
  • Be aware of local competition including specials; rates; discounts; occupancy; property features/benefits
  • Be aware of monthly competition information

  • Report to General Manager of Property Management Operations in a timely manner

  • Any written or verbal tenant disputes
  • Community issues or concerns presented by tenants or observed by property manager

  • Physical Demands

  • Must be able to occasionally lift up to 50lbs
  • Must be able to stand, bend, squat, push, pull, reach, and twist repetitively
  • Must be able to stand continuously for long periods
  • Must be able to tolerate climate changes

  • Knowledge, Skills, and Abilities

  • High School diploma or GED
  • Ability to collaborate with all levels of the organization and be a business partner with management
  • Ability to maintain and ensure confidentiality of employee and company information
  • Must be proficient in Computer use and applications
  • Attention to detail and accuracy

  • Perform additional duties as needed and/or assigned

Job Type: Full-time

Pay: $45, $50,000.00 per year
