Operations Manager

The Operations Manager reports to the Director of Operations and will ensure all maintenance needs are met within the facility. This individual is responsible for supervising all levels of maintenance staff (Superintendent, Maintenance, and Porters) and ensuring these individuals maintain required training.
DUTIES AND RESPONSIBILITIES :
- Supervise all Maintenance Staff (Superintendents, Maintenance Workers, and Porters.)
- Track repair orders to ensure that work is performed within responsible time periods to comply as outlined in the organization's Property Management Plan and in response to any corrective action plans/violation responses.
- Ensure the lobby and front of building are always cleared.
- Ensure effective garbage management practices are executed at sites.
- Ensures that adequate security coverage is in place for all shifts.
- Assist with fire drills and emergency evacuations.
- Monitoring sites general health and safety.
- Schedule relief staff as needed.
- Schedule work assignments, evaluate and supervise work of maintenance personnel.
- Notify the Director of Operations when major repairs are needed in plumbing, electrical, etc.
- Prepare and monitor preventive maintenance services.
- Responsible for ensuring that inspections, maintenance, and repairs of all major systems are kept updated.
- Keep adequate records of mechanical devices, boilers, air conditioner, emergency lights, heating system, wastewater pump, smoke detector, and carbon monoxide detectors.
- Prepare purchase order for maintenance supplies and new equipment.
- Ensure all certificate permits, inspections and certificates are up to date.
- Take periodic inventory of supplies.
- Assist with the physical implementation of minor construction and maintenance needs in emergency situations.
- Will work with Program staff to ensure weekly building inspection are preformed weekly and that reports are provided as requested by Administration.
- Works with sites to ensure that storage areas are keep clean and free from and hazardous situations and material.
- Will conduct all job duties as required by Director of Operations.
QUALIFCATIONS:
- Associates degree or some college.
- Two years' experience supervising ten or more staff.
- 5 or more years' experience working in operations capacity.
- Experienced in building management.
- Endurance and ability to visit entire job site, including stairs or other elevated structures.
- Employee must be proficient in written and oral English; Written and oral Spanish proficiency is strongly preferred.
- Knowledge of operation and repair of building mechanical and electrical systems; housekeeping and janitorial skills
- Has knowledge of NYC building codes, regulations, and violations.
- Proper certifications are as followed: NYS Security License, Eight and Sixteen-hour certificate, NYC fire safety coordinator (F24), First Aid and CPR Certificate, F80 certification (or ability to obtain licensing) a plus.
Job Type: Full-time
Pay: $70, $75,000.00 per year
