Traverse Asset Management is a successful property management start up, currently managing an impressive portfolio of 1.1 million+ square feet of industrial, retail and office product in Denver Metro.
Job Summary:
We are seeking a highly organized and proactive Commercial Property Manager to oversee the daily operations and long-term performance of our commercial real estate portfolio. The ideal candidate will manage tenant relationships, coordinate maintenance, ensure financial performance, and maintain property compliance with local regulations. This role requires strong communication skills, a solid understanding of property management best practices, and a customer-focused mindset.
Key Responsibilities:
Property Operations:
- Oversee day-to-day operations of assigned commercial properties (office, retail, or industrial).
- Respond promptly to facility emergencies or tenant issues, coordinating appropriate resolution.
- Ensure properties are well-maintained and operating efficiently.
- Coordinate repairs, maintenance, and inspections with vendors and contractors.
- Manage capital improvement and renovation projects from bidding through completion.
- Ensure all building systems (HVAC, fire safety, elevators, etc.) are functioning and compliant.
- Enforce lease terms and property rules.
Tenant Relations:
- Serve as the primary point of contact for tenants.
- Foster positive tenant relationships to enhance satisfaction and retention.
- Address tenant concerns, complaints, and requests in a timely, professional manner
- Conduct tenant onboarding/offboarding, including walkthroughs and documentation.
- Conduct regular property and tenant visits.
Financial Management:
- Prepare and manage annual property budgets and monthly financial reports.
- Monitor and approve expenses, ensuring cost control and budget adherence.
- Track income and expenses to ensure profitability and cost efficiency.
- Oversee rent collection and enforce late payment policies.
- Review and approve vendor invoices, recurring charges, and reconciliations.
- Prepare monthly property management reports and owner updates.
- Assist with financial forecasting and capital planning.
Lease Administration:
- Maintain and interpret lease agreements; ensure compliance by tenants and landlord.
- Support leasing team in new deals, renewals, amendments, and expansions.
- Assist in preparation of lease abstracts, rent rolls, and occupancy reports.
- Track and implement rent escalations, CAM (common area maintenance) charges, and recoveries.
Vendor & Contractor Oversight:
- Solicit, negotiate, and manage vendor contracts (janitorial, landscaping, security, HVAC, etc.).
- Ensure work quality, safety compliance, and service level performance.
- Conduct vendor performance reviews and enforce accountability
Compliance & Risk Management:
- Ensure properties comply with local, state, and federal regulations.
- Maintain accurate records, including insurance certificates, leases, and vendor contracts.
- Conduct regular property inspections to identify safety or liability issues.
Qualifications:
Education & Experience:
- bachelor's degree in Business, Real Estate, Finance, or related field (required).
- Minimum 3–5 years of experience in commercial property management.
- Experience managing [specific property type, e.g.,office buildings, retail centers, flex industrial, etc.].
Technical Skills:
- Proficient in property management software (e.g., Rent Manager, Avid exchange, etc)
- Strong MS Excel and financial reporting skills
- Knowledge of commercial lease terms (NNN, gross, modified gross, etc.).
- Familiarity with real estate law, contract negotiation, and facilities management.
Soft Skills:
- Exceptional communication and interpersonal skills.
- Strong problem-solving and conflict resolution abilities.
- Ability to prioritize tasks and manage multiple projects simultaneously.
- High attention to detail and organizational discipline.
- Self-motivated with strong time management skills.
Key Performance Indicators (KPIs):
- Occupancy and tenant retention rate.
- Budget accuracy and variance control.
- Rent collection percentage.
- Completion time for maintenance/service requests.
- Tenant satisfaction scores.
- Compliance audit results.
- Cost savings achieved through vendor or operational improvements.
Certifications (Preferred but Not Required):
- Certified Property Manager (CPM) – IREM.
- Real Property Administrator (RPA) – BOMI
- LEED Accredited Professional – USGBC
- Real Estate License (as required by jurisdiction)
Working Conditions:
- Typically office-based with regular travel to property sites.
- Occasional after-hours availability for emergencies or tenant needs.
- May require walking properties, climbing stairs, or accessing rooftops/mechanical rooms.
- Ability to occasionally or routinely lift up 20 lbs
- Ability to effectively communicate
- Ability to perform repetitive motions
- Ability to see and read PC screens, detect color coding, read fine print, and/or normal type size print
Compensation & Benefits:
- Salary Range: $85,000 – $100,000 (DOE)
- Bonuses/Incentives: Performance-based annual bonus
