Job Description Job Description Job Summary · The individual in this position is responsible for the management of all aspects of a residential scattered site portfolio consisting of multiple properties. Essential Duties and Responsibilities Manages and oversees operations, maintenance, administration, and improvement of properties. Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects. Oversees the collection of rent, payment of expenses, compliance with lease terms and preparation of all required legal notices. Recommend and coordinate legal action as necessary. Perform regular inspections of the property. Recommend and direct alterations, maintenance and reconditioning of the property as required. Acts as a liaison between on-site managers or tenants and owners. Meets with prospective tenants to show properties, explain terms of occupancy, and provide additional information. Develop and manage the property-marketing plan including but not limited to tenant relations and advertising to maintain building occupancy. Prepares detailed budgets and financial reports for properties. Maintains records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability. Directs and coordinates the activities of staff and contract personnel and evaluates their performance. Meets with clients to negotiate management and service contracts, determines priorities, and discusses the financial and operational status of properties. Prepares and administers contracts for provision of property services. Investigates complaints, disturbances and violations and resolves problems following management rules and regulations. Confers regularly with community association members to ensure their needs are being met. Conduct and maintain positive relationships with industry, government and vendor representatives as necessary in the successful management of the property. *The company reserves the right to add or change duties at any time.
