Real Estate Disposition Coordinator

About Lot Squared Development (Luxury)/Stony Creek Homes (Mid-Market)/DC HomeBuyer (Acquisitions): The organization is a leading, fully-integrated, real estate investment company specializing in the development of high-profile luxury homes, mid-market homes and boutique condominiums, and home rehabilitations in Washington, DC, Virginia, and Maryland (DMV). Lot Squared focuses on the luxury market. Stony Creek focuses on mid-market homes. This role works exclusively for DC HomeBuyer, which handles home acquisition for both. What You'll Do

We are seeking a detail-oriented, strategic Real Estate Disposition Coordinator who can effectively navigate complex property transactions from initial evaluation through closing. The ideal candidate will combine analytical skills with strong relationship management abilities, capable of coordinating with multiple stakeholders while maintaining a clear focus on deal viability and successful closings. This role requires someone who can balance detailed market analysis with stakeholder management, while maintaining high standards of due diligence throughout the transaction process.

Key Responsibilities:
  • Deal Evaluation and Market Analysis
  • Conduct initial deal viability assessments prior to property inspections
  • Perform comprehensive neighborhood comparative market analysis
  • Research and analyze real estate agent comparables and market trends
  • Develop accurate listing price determinations based on market data
  • Create market forecasts considering contract timeline and post-contract pipeline
Transaction Management and Stakeholder Relations
  • Lead offer negotiations and contract discussions
  • Coordinate with real estate agents for property listings and sales
  • Manage attorney relations for standard seller contracts and high-litigation potential situations
  • Maintain relationships with neighboring property owners and their legal representatives
  • Coordinate with home inspectors and evaluate post-inspection deal viability
Team Collaboration and Deal Oversight
  • Facilitate team discussions on deal details and strategy
  • Present deal analyses and recommendations to leadership
  • Monitor and report on transaction pipeline status
  • Maintain detailed documentation of all transaction stages
  • Coordinate cross-functional team efforts to move deals forward
Qualifications:
  • Strong analytical skills with ability to evaluate market data and property values
  • Excellence in stakeholder management and negotiation
  • Demonstrated experience in real estate transaction coordination
  • Strong understanding of real estate legal processes and documentation
  • Ability to manage multiple complex transactions simultaneously
  • Excellence in risk assessment and mitigation strategies
Experience:
  • 3+ years experience in real estate negotiation or sales
  • Background in real estate market analysis required
  • Experience managing attorney relationships and legal processes
  • Track record of successful complex transaction management
  • Demonstrated experience in property valuation and market analysis
Skills:
  • Advanced market analysis and forecasting abilities
