Director of Preconstruction

Our client is looking for a Preconstruction Director to take charge of estimating efforts from early conceptual phases to the Guaranteed Maximum Price (GMP) or contract stage. This individual will be responsible for leading the development of accurate and thorough construction estimates by determining the project scope, collaborating with trade partners for cost data, analyzing estimates, and providing a summary of findings. Additionally, this role includes managing both internal and external resources to ensure estimates are completed efficiently and with precision, as well as reviewing the team's work for consistency and risk before presenting the final estimate to the EVP of Construction.
Primary Duties Include:
- Overseeing all aspects of the estimating team to ensure preconstruction deliverables are met on time and within scope.
- Building and maintaining strong client relationships, ensuring open lines of communication to identify future project opportunities.
- Tracking and reporting on potential project opportunities using customer relationship management (CRM) software.
- Leading the identification and procurement of early design-build contracts or other necessary contracts to facilitate early project stages.
- Participating in design meetings with architects, consultants, and clients, providing cost advice to guide decision-making.
- Coordinating with both design and ownership teams to establish key schedules for design, bidding, and estimates, ensuring timely project kick-offs.
- Creating and managing preconstruction agreements between the client and the project owner.
- Developing bid strategies to position the company for success while overseeing the preparation of comprehensive construction estimates.
- Collaborating with project managers to define construction schedules and logistics, integrating these factors into cost estimates.
- Reviewing and approving all estimates to ensure accuracy, completeness, and alignment with project goals before final submission.
- Assessing risk factors associated with each estimate and consulting with senior leadership on mitigation strategies.
- Recommending value engineering options to clients, aimed at reducing overall project costs.
- Preparing and delivering project estimate presentations to clients, showcasing key elements and addressing potential risks.
- Conducting internal hand-off meetings to align the project management team with the details of the estimate and unique project requirements.
- Assisting in the preparation of contract exhibits related to cost estimates, and providing technical support in negotiations and change order processes.
- Coordinating with the marketing department to prepare professional, comprehensive proposals that support the construction estimate.
- Utilizing industry-standard take-off and estimating software to streamline the estimating process.
- Training and mentoring the preconstruction team to develop their technical skills and knowledge.
- Continuously collecting and analyzing market data, including materials and labor costs, to maintain accurate cost benchmarks.
- Researching and presenting cost-saving alternatives for both current and future projects, focusing on efficiency and innovation.
- Cultivating relationships within the subcontractor community to ensure competitive bids and market awareness.
- Staying updated on changes in construction regulations that may affect estimating practices and project costs.
- Managing the preconstruction team, including handling performance reviews, time-off requests, and overall team development.
- Identifying opportunities to implement new technologies and software that can improve the estimating process and reduce inefficiencies.
- Handling any other duties or special assignments as directed by the client.
Qualifications
- Minimum of 15 years of experience in the construction industry, specifically in multi-family project estimation.
- Strong background in multi-family and commercial construction, with a preference for candidates familiar with sustainable and LEED practices.
- Deep understanding of the design-build model, with a proven track record of working closely with design teams during the preconstruction phase.
- Excellent ability to independently manage projects and meet deadlines with minimal supervision.
- Strong organizational and problem-solving skills, with the ability to make sound decisions under pressure.
- Experience in sourcing subcontractor bids and estimating quantities of materials and labor.
- Leadership skills, with a demonstrated ability to effectively manage a team and resources.
- Strong written and verbal communication skills, with attention to detail in all documentation and client interactions.
Education
- Bachelor’s degree in Construction Management, Architectural Studies, or a related discipline.
