Location: North Chicago, IL

Position Type: Direct Hire

Salary: $70-$85k

100% Onsite

 

Key Functions:

  • Monitor project financials from inception to completion, ensuring accurate billing and cost tracking.

  • Prepare and submit AIA G702/G703 forms for monthly progress billings, ensuring all documentation aligns with contract terms.

  • Administer the preparation, submission, and tracking of lien waivers to ensure compliance with project payment requirements.

  • Review and process change orders and contract modifications, ensuring they are properly reflected in project accounting.

  • Collaborate with project managers and other internal stakeholders to track project progress and ensure costs are allocated correctly.

  • Manage subcontractor invoices, including reviewing, processing payments, and ensuring lien waivers are in place before payment.

  • Confirm compliance with state and local regulations regarding project-specific accounting requirements.

  • Assist with month-end close processes related to project financials, including journal entries, reconciliations, and reporting.

  • Monitor project cash flow, budgeting, and forecasting, and provide regular updates to management on project financial status.

  • Prepare detailed financial reports for internal and external stakeholders, including variance analysis and recommendations for cost control.

  • Utilize Microsoft Excel for financial analysis, including pivot tables, VLOOKUPs, and data modeling to support project decision-making.

 

Qualifications:

  • Three plus years of experience as a Project Accountant, preferably in the construction industry.

  • In-depth knowledge of AIA billing standards, including G702/G703 forms.

  • Experience managing lien waivers and understanding of the lien release process.

  • Strong knowledge of construction contracts, subcontracts, and project-related financial documentation.

  • Proficiency in Microsoft Excel (advanced skills in formulas, pivot tables, VLOOKUPs, and data analysis).

  • Experience with construction accounting software (e.g., Sage, Viewpoint, Procore, or similar).

  • Excellent organizational skills, with a strong attention to detail and the ability to meet deadlines.

  • Ability to communicate effectively with project teams, clients, and external stakeholders.
