The Project Team Assistant is to assist the Project Team Supervisor in maintaining the physical integrity of our multifamily & commercial properties. This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff. The Project Team Assistant will carry out assigned duties in a safe manner and other duties as requested by the Special Project Supervisor.
Qualifications
- High school diploma or GED equivalent preferred.
- 3 years of related experience in apartment maintenance, related field, or education.
- Concern for work-safety programs
- Ability to assist Project Supervisor and Regional Maintenance Supervisor in their duties.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to apply common sense understanding to carry out instructions furnished in written or oral form. Ability to deal with problems involving several concrete variables in standardized situations.
- Valid Driver’s license and automobile liability insurance.
Knowledge, Skills and Abilities:
- Ability to assist Project Supervisor and Regional Maintenance Supervisor in their duties.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to apply common sense understanding to carry out instructions furnished in written or oral form. Ability to deal with problems involving several concrete variables in standardized situations.
- Must be able to meet the physical demands and requirements of the position workin in a variety weather conditions
- Must be able to take direction
- Must be hard working and have the ability to multitask
Responsibilities and Duties: - Conduct all business in accordance with HSL Asset Management's policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to apartments.
- Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials including solvents, flammables, caustics, and Freon.
- Constantly be aware of the physical condition of the property and immediately initiates action to correct unsafe conditions; e.g., broken gates to the pool, broken steps, open holes, broken/burned out exterior lights.
- Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Project Team Supervisor and Community Director.
- Inspects and maintains all tools in excellent condition.
- Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
- Performs work area clean up and safety related duties.
Insures that maintenance shop and storage areas remain locked when not in use.
General- Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following on a daily basis:
- Electrical and plumbing (including water lines).
- A/C and heating systems.
- Appliances (when applicable).
- Water irrigation systems.
- Stairs, gates, fences, patios, railings.
- Tile, carpet, flooring
- Roofing, gutters, fasteners
- Interior/exterior lights.
- Fireplaces, ceiling fans.
- Gas fixtures and appliances (where applicable).
- Shutters, doors, cabinets, windows, sliding glass doors.
- Boiler, gas, and electric.
- Door locks, P.O. boxes and locks
- Security systems (where applicable).
- Ceiling leaks.
- Walls.
- Pool areas, tile, Jacuzzi, pool furniture.
- Inspects and helps coordinate all needed apartment preparation repairs and services.
- Assists staff as required to meet deadlines
- Reports all major repairs and need requisitions to Project Team Supervisor and Community Director prior to any expenditure of funds.
- Change locks and make keys.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vise versa) as circumstances warrant.
- Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Be knowledgeable of inventory levels of spare parts and supplies and inform Project Team Supervisor of shortages.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
- Other duties as assigned.
