Job DescriptionJob Description

Essential Functions:
1. Responsible for completing work orders for routine building maintenance including
but not limited to: painting, wall/floor repair, plumbing (clogs, leaks), door hardware,
and grounds maintenance.
2. Maintain and repair all building equipment that support the facility based on the
preventative maintenance documents created: Heating and Cooling systems, all
Electrical systems, Plumbing and Compressed air systems, all associated lighting.
3. Move furniture as needed to support departmental and / or employee office
relocations.
4. Working knowledge and operation of HVAC system and controls – BAS, VAV
boxes, and air handlers. Repair all systems as needed.
5. Maintain all facility operating systems i.e. HVAC, chillers, boilers, pumps by
checking/recording gauge/valve readings, adjusting temperature settings to
maintain employee comfort. Track water and electrical consumption when
requested.
6. Have knowledge of life safety and security systems, mag locks, sprinkler systems,
fire alarm systems, extinguisher maintenance and inspections.
7. Understand the buildings UPS backup systems in support of safety and business
continuity.
8. Maintain electrical rooms and equipment/material storage areas, keeping them
clean and free of obstructions.
9. Coordinate purchase orders for building supplies as needed: ex. lighting, plumbing,
havc, chemicals, first aid kit contents, vendor preventative maintenance etc.
10. Assist mgt. with janitorial services by performing routine quality inspections.
11. Evaluate and report on facility conditions for items in need of attention such as light
bulbs needing replacement, ceiling tile replacement, worn carpet, door operation,
first aid kits stocked, exit lights, walkways free of hazards etc.
12. Perform emergency building work and site clean-up as needed ex. water clean-up
from roof leaks after storms, HVAC or refrigeration emergencies, power outages
etc.
13. Operate safely a company vehicle for equipment pickup/delivery when required
14. Provide quality customer service by cooperating with co-workers, responding
politely to customers, working as a team member, accepting change in a positive
manner.
15. Willing to be in a 24/7 on-call status when necessary.
16. Perform snow and Ice removal as needed
17. Assist with building renovations as needed
18. Perform other duties as assigned.

Position Specifications:
1. Knowledge/Educational Requirements
Minimum of an associate degree or equivalent relevant experience in facilities HVAC
and basic building operations. Based on specific trade, license’s may be required.
2. Skills and Abilities
Min 5 years of full-service facilities experience and or experience in a specialty trade
preferably from the following: electrician, plumbing, HVAC, carpentry/painter, and/or
mechanic, or a combination of education and work experience.
HVAC universal refrigeration license and boiler black seal license is a requirement if
maintaining those specific hvac systems.
Strong organization, interpersonal and communication skills
Must have basic literacy skills to read blueprints, schematics and follow directions
Working knowledge of MS Office (Word, Excel, Outlook and PowerPoint)
Experience in using hand tools for the required trade (ex. hammer, screwdriver,
wrenches, drill, etc.) to perform basic repairs independently
Significant mechanical aptitude is required
Able to read and interpret documents, such as safety rules, operating maintenance
instructions, procedure manuals and write routine reports and correspondence
Able to speak effectively before groups of customers or employees of organization

3. Physical Demands/Work Environment
Work in extreme conditions such as hot/cold, rain/snow, dusty, dirty, greasy, noisy
Must have a valid driver's license with a good driving record
Travel to pick up materials may be required
On-call emergencies from time to time – Weekends, nights, early mornings
Stand, Walk 90% of the day
Able to lift 100 lbs.
Work from ladders, scaffolds, and mechanical lifts at varying heights
