POSITION: Leasing Consultant (Full-Time, Non-Exempt)
COMPENSATION: Pursuant to CO regulations, if this job is performed in CO, the salary range is $21 - $23 plus bonus potential. Eligible to participate in the benefits program. SUMMARY
A Leasing Consultant is passionate about sales and excels at delivering an outstanding customer experience for new properties from pre-delivery to stabilization. You enjoy engaging with diverse individuals and are dedicated to creating memorable experiences. This is achieved by effectively managing and coordinating the community's overall sales process from the initial contact to move-in.
RESPONSIBILITIES (Including but not limited to):
● Exhibit a positive, professional, and client-focused demeanor towards team members, residents, clients, and the public.
● Serve as a customer service ambassador by consistently exceeding expectations to ensure satisfaction.
● Implement the Cardinal Way of Leasing by:
a. Warmly welcoming prospective clients
b. Responding to incoming leasing inquiries
c. Assessing needs and preferences
d. Professionally showcasing the community and apartment homes
e. Utilizing feature/benefit selling techniques
f. Closing the sale
g. Following up with prospects
h. Applying "Gotta Says" strategies
● Achieve and maintain a Cardinal Way of Leasing certification by utilizing available resources and successfully passing evaluations in accordance with the Cardinal Training Department standards.
● Complete all lease applications and related paperwork.
● Ensure accurate lease file documentation in compliance with company policy; participate in lease file audits as directed by the Community Manager.
● Stay informed about current market conditions and trends by researching competitors and attending training sessions.
● Maintain the cleanliness of the tour path to create a positive first impression of the community.
● Display a positive and professional attitude with team members, residents, prospective residents, and vendors.
● Develop and execute the community's Monthly Marketing Plan (MMP).
● Assist with various additional community projects as assigned by the Community Manager.
● Participate in Cardinal U training as required.
● Oversee daily activities to ensure the achievement of pre-lease and physical occupancy targets set by the client.
QUALIFICATIONS
● Four (4) years of experience in property management. Must possess a strong working knowledge of leasing, marketing, construction, and resident relations.
● Proficient in property management software; Yardi is preferred.
● Familiarity with Microsoft Office Word, Excel, and the Google platform.
● Strong written and verbal communication skills.
● Ability to comprehend and execute industry-specific written and oral instructions. A positive, innovative approach to problem-solving is essential.
● Present ideas clearly, concisely, and in an organized manner; negotiate, persuade, and adapt opinions to achieve organizational goals.
● Capability to work independently as a project leader and as part of a team. Ability to relate well with others, even while working remotely.
● Ability to work efficiently with a high level of accuracy, attention to detail, and follow-through.
● Excellent time management and organizational skills.
● Maintain a neat, professional appearance.
● Strong client relations skills and previous supervisory experience are required.
● Ability to embody the Cardinal Culture and Core Values consistently.
WORK ENVIRONMENT

The Team Member must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Routine local travel may be required to assist properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
