Assistant Community Manager

The Assistant Community Manager plays a vital role in the success of our housing communities, overseeing daily operations and financial functions under the supervision of the Community Manager. This key position is responsible for optimizing cash flow and financial performance, ensuring compliance with company policies and procedures, and maintaining a safe and welcoming environment for residents. As an onsite leader, you'll supervise all aspects of the property and staff, driving excellence in customer service, maintenance, and leasing.

Key Responsibilities
  • Financial Management
    • Accurately and efficiently process all payments and income received from residents and non-residents.
    • Monitor and follow up on bad debt, including preparation of late notices and resident contact.
    • Help the property meet budgeted revenues, expenses, and Net Operating Income.
    • Post all charges to resident and non-resident accounts, including bill back of utilities where applicable.
    • Perform end-of-month closing procedures and reporting.
    • Maintain accurate and organized records, auditing resident files to ensure accuracy.
    • Walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management
    • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
    • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
    • Promote harmony and quality job performance of staff through support and effective leadership.
    • Ensure staff compliance and consistency with Company policies and procedures.
  • Strategic Leasing Management
    • Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures are met, and reporting systems are accurate and up-to-date.
    • Implement marketing strategies and systems put in place by the annual marketing plan.
    • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
    • Develop and implement resident retention programs, such as resident functions, special promotions, and monthly newsletters.
    • Effectively show, lease, and move in prospective residents.
  • Administrative Management
    • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
    • Maintain property appearance and ensure repairs are noted and completed on a timely basis.
    • Assist with supervision of all business functions related to operations.
    • Plan for and utilize property resources, equipment, and supplies economically.
