Job Summary

We are seeking an experienced Maintenance Supervisor to oversee the management of maintenance operations for a multi-family residential community. The ideal candidate will have a proven track record of supervising and leading a large team, with a strong understanding of basic trades such as electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.

Key Responsibilities
  • Plan and Schedule Maintenance Activities: Develop and implement maintenance schedules to ensure timely completion of tasks, including maintenance, installation, and repairs.
  • Supervise Maintenance Staff: Hire, train, and develop maintenance staff, ensuring they adhere to company policies, procedures, and safety practices.
  • Conduct Safety Inspections: Regularly inspect the property to identify and correct any unsafe practices or situations, and train maintenance staff on safety procedures.
  • Coordinate with Vendors and Contractors: Manage the installation, maintenance, and repair work of vendors and contractors, ensuring quality and conformance to specifications and cost requirements.
  • Maintain Budget and Inventory: Manage the department's budget and ensure all projects and scheduling fall within budgetary guidelines, while maintaining an efficient and cost-effective inventory of maintenance supplies and materials.
  • Prepare Specifications and Bids: Develop specifications for major planned projects, negotiate and solicit bids with contractors and vendors, and inspect the work of vendors for quality and conformance to specifications and cost requirements.
  • Ensure Service Requests are Completed: Assign and complete service requests in a timely manner, ensuring they meet the company's quality standards.
  • Train and Troubleshoot: Troubleshoot and train maintenance staff on various items related to specific trades, including thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, and new and renovated construction.
Requirements
  • Minimum 5 Years' Maintenance Experience: Proven experience in maintenance, with a strong understanding of basic trades and a proven track record of supervising and leading a large team.
  • Advanced Level of Understanding: Advanced level of understanding and experience in basic trades, including electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Certifications Preferred: Certifications in HVAC and EPA are preferred.
  • Effective Communication: Effective communication and interaction with management team, partners, subordinates, vendors, or residents, sufficient to exchange or convey information and to give and receive work direction.
  • Basic Computer Skills: Basic computer skills, including the ability to operate a mobile device and PC.
  • Ability to Operate a Motor Vehicle: Ability to operate a motor vehicle, with a valid license required.
