The Role
The Mission Critical Center of Excellence spearheads billions of dollars in projects annually, specializing in data center and mission-critical construction for leading technology and telecommunications clients across the United States. Focused on fast-paced, MEP-intensive projects, the group is renowned for delivering complex solutions while offering significant opportunities for career advancement within the thriving mission-critical construction industry.
The Chief Estimator and Project Manager, Mission Critical is responsible for overseeing the Mission Critical Estimating team, which includes identifying bid opportunities, managing the bid process, delivering bids, staff development, making cost adjustments, assigning estimating personnel and resources, and ensuring successful project execution.
This position can be located in Boston, MA, Herndon, VA, or remote with regular travel requirements.
Responsibilities:
- Department and Staff Management:
- Assign estimating team members to projects, balancing and managing their time effectively.
- Develop and implement bid strategies.
- Create estimating templates and tools to enhance overall departmental effectiveness.
- Prepare monthly estimating reports to track estimating success.
- Establish and monitor the Mission Critical Estimating budget.
- Perform strategic business planning for the department.
- Attend executive staff meetings.
- Develop talent on the Mission Critical Estimating team by providing coaching, feedback, and performing annual performance reviews. Create individual development plans for each staff member's career growth.
- Unit Cost Pricing:
- Analyze detailed take-off of materials by thoroughly understanding the scope of work as shown on construction documents.
- Prepare detailed labor estimates using production hours, crews, and equipment.
- Organize material and labor information for pricing purposes.
- Solicit material prices from suppliers.
- Obtain current labor rates.
- Prepare unit prices through careful consideration of project complexities.
- Verify and compare unit prices or system prices with subcontractors and previous similar estimates.
- Review all unit pricing on projects prepared by estimators and make necessary adjustments.
- Stay up-to-date on market conditions and understand their influence on pricing.
- Bid Activities:
- Review or compile GC's with senior estimators and review with senior management.
- Ensure timely delivery of bids and estimates, reviewing final plans and specifications with the estimating team.
- Review subcontractor selection and scopes, as well as trade close-outs on bid day.
- Review scope sheets and pricing with estimating team members, ensuring trade summaries align with bid forms.
- Closing out the subcontractor bid process.
- Review plans and specs with lead estimators.
- Assist lead estimators in directing additional staff assignments on bid day.
- Manage bid-day activities to ensure completion of bid forms, maintain timelines, and develop competitive advantages.
- Follow up with clients regarding bid results.
- Make recommendations to upper management for subcontractor, A/E fees, overhead, and fee adjustments.
- Identify pre-construction fees applicable to Suffolk.
Qualifications:
- A Bachelor's Degree, preferably in Civil Engineering, Construction Management, Architecture, or related field.
- At least 10 years of experience estimating mission-critical projects.
- Proficiency in Quantity Surveys, Take-off skills, and computer software.
- Working knowledge of Excel spreadsheets and Word processing programs.
- Ability to manage and work with a team of various estimating roles.
- Understanding of Construction Documents specific to Mission Critical projects:
- Knowledge of CSI section contents.
- Ability to read and interpret blueprints to comprehend the scope of work at SD, DD, and CD phases of design.
- Capacity to coordinate construction document plans, details, and specifications.
- Ability to apply CD details to conceptual sets of documents to capture all cost impacts of details.
- If awarded the bid or called to the table, review the estimate and discuss strategy with the team for any holes, value management, or potential profit pockets.
Estimated Salary Range: The estimated annual salary for this role is between $110,000 - $140,000 based on factors such as location, industry standards, and relevant experience.
