Position Overview:
We are seeking a dedicated Retail Real Estate Strategist to contribute to our growth initiatives. In this pivotal role, you will formulate strategic plans aimed at expanding Ollie's retail footprint. The Retail Real Estate Strategist will manage analytics and modeling to support and enhance the company's market expansion strategies.
Your responsibilities will include evaluating potential locations through various analytical techniques, preparing site forecasts, and presenting insights to the Real Estate Committee. You will provide guidance on modeled performance, utilize advanced analytical skills to drive store performance insights, and lead territory reviews with internal stakeholders to ensure effective store growth strategies are identified and executed.
Primary Responsibilities:
- Support the Senior Vice President of Real Estate and Real Estate Directors.
- Organize and maintain all relevant site information, ensuring project management data systems are updated with essential documents.
- Conduct research and analysis of existing and prospective trade areas using key data points and market characteristics.
- Prepare for and actively participate in weekly progress meetings and monthly Real Estate Committee meetings.
- Compile and provide necessary site information for internal and external partners as well as senior management.
- Utilize modeling software and data analytics to generate accurate sales forecasts.
- Prepare site presentations, transfer estimates, and provide commentary on site quality and demographic analyses.
- Play a crucial role in supporting the annual strategic planning process.
- Develop and refine a comprehensive store growth strategy aligned with the company's business objectives.
- Analyze extensive data to identify trends and propose solutions to business challenges.
- Enhance tools and reporting processes through proactive identification of improvement opportunities.
- Collaborate with Finance and Marketing to assess customer opportunities, market share, and competitive presence.
- Work with the Finance team to track and evaluate the success of stores post-opening against business cases.
Additional Responsibilities:
- Organize and prepare materials for Real Estate Committee Meetings and Market Tours.
- Collaborate with the Lease Administrator to ensure all documentation is accurate and filed appropriately.
- Conduct mapping and comparative analysis studies as required.
- Complete any additional duties as assigned.
Qualifications:
- Bachelor's degree in business administration or a related field.
- A minimum of 3 years of experience in retail, real estate market analysis, finance, or business analytics.
- Experience with predictive modeling solutions in the retail sector and familiarity with Geographic Information Systems (GIS).
- Proficient in data analysis, predictive analytics, and relevant software tools.
- Strong skills in Excel and Adobe Acrobat.
- Excellent organizational and planning abilities in a dynamic environment.
- Outstanding communication and interpersonal skills for effective collaboration.
Physical Requirements:
- Occasional travel, including overnight stays, may be necessary.
- Ability to sit for extended periods and work at a computer.
- Maintain a constant state of alertness and safety.
