Key Responsibilities and QualificationsWe are looking for qualified candidates for the role of Supply Chain Manager within our expanding Nashville Division.
This role entails overseeing purchasing operations for the division, which encompasses pricing strategies, contract management, bidding processes, and handling insurance/legal claims. Additionally, collaboration with divisions regarding bidding costs and cost analysis for new and modified products is essential.
Core Duties:
- Evaluate contractor and supplier costs to ensure Drees Homes remains competitively positioned.
- Initiate and procure bids from subcontractors and vendors, conducting thorough analyses and comparisons to the existing cost structure.
- Advise on vendor additions or modifications based on cost evaluations and performance metrics.
- Oversee the preparation of all contract documentation for new and existing vendors, ensuring all relevant documents are maintained and executed prior to vendor payments.
- Negotiate and secure new vendor relationships in collaboration with division Construction Managers, Production Manager, and Regional Purchasing and Operations Manager.
- Scrutinize budgets and job costs for accuracy, aiming to minimize errors and discrepancies.
- Conduct weekly analyses of FPOs to identify opportunities for variance reduction and enhancement of takeoffs and BOM.
- Maintain a cost system to provide preliminary costing for new and proposed products, alongside cost analysis for product and feature modifications; perform cost assessments on all prototype homes.
- Coordinate preliminary and final bids for new products to ensure cost-effective solutions.
- Perform cost assessments and reviews of existing and new plans for cost efficiency and appropriate use of construction details, systems, and materials; recommend changes to enhance cost efficiency.
- Assist in managing promotional and volume discounts and keep divisions updated.
- Oversee product offerings and implement pricing strategies that foster profitable upgrades and options.
- Collaborate with Customer Care and Production Manager to ensure prompt and positive service from subcontractors and suppliers.
- Monitor and address legal matters involving subcontractors and suppliers.
- Facilitate the expedient resolution of settlements and payments from subcontractors and suppliers regarding insurance and warranty issues.
- Ensure that subcontractor/supplier statements are monitored to keep invoices and payments current.
Required Knowledge and Skills:
- Strong negotiation and analytical capabilities.
- Excellent verbal and written communication skills.

- Willingness to collaborate with suppliers and subcontractors.
- Familiarity with the Nashville market and its suppliers and local contractor base.

Qualifications:
- 5+ years of experience in residential construction.
- 2+ years of purchasing experience within the residential construction sector.
- Understanding of regional construction processes.
- Proficient in MS Office applications, including Excel and Outlook.
- Experience in completing house take-offs and estimates.
- Familiarity with homebuilding software systems such as JDEdwards, FAST, BuildPro, or similar platforms.
- Bachelor's degree.
