Your Responsibilities

Oversee all building services and preventive maintenance programs, adhering to industry best practices, the Scion Standard Operating Procedures, and compliance with State/Federal regulations.

Manage daily operations, including heating, ventilation, air conditioning (HVAC), plumbing, fire protection, and general maintenance and troubleshooting.

Monitor systems and provide diagnostics, preventive maintenance, annual testing, permitting, and certification for all major building systems.

Operate and manage all life safety systems, including fire pumps, alarm monitoring panels, sprinkler systems, alarms, smoke detectors, and emergency lighting.

Prioritize and schedule maintenance tasks, ensuring quality of work aligns with Scion standards.

Lead the Facilities Technicians to ensure all service requests are completed to Scion’s satisfaction.

Manage facilities budgets effectively.

Review completed work to verify compliance with standards.

Ensure timely and professional execution of emergency and routine maintenance/repairs.

Conduct regular inspections of buildings and grounds for deficiencies and potential safety issues.

Prepare detailed reports summarizing findings and provide recommendations for improvements.

Supervise Turn preparation, including the inspection of vacated units.

Manage inventory of maintenance spare parts and tools.

Ensure proper maintenance of equipment to comply with warranty requirements.

Oversee contracted work, obtaining bids and negotiating terms with vendors.

Coordinate deliveries and schedules for all facility-related tasks.

Ensure adherence to safety procedures and health policies.

Maintain records on all major systems, including maintenance manuals and equipment specifications.

Collaborate with the General Manager and Regional Facilities Manager to manage and track facilities and capital budgets.

Hire, train, and develop Facilities team members, holding them accountable for delivering exceptional service.

What We Require

High school diploma/GED, trade school diploma, or military training.

8 years of relevant experience managing building systems in multi-unit residential properties, with 5 years in a supervisory role.

5 years of experience with building automation and life safety systems.

EPA 608 Universal certification.

HVAC/EPA 608 Universal certification.

Certified Pool Operator (CPO) or intent to obtain within six months.

Expertise in plumbing, HVAC, electrical, and mechanical systems.

Boiler operator or Stationary Engineer Certificate/License.

Ability to read and interpret technical documents such as design drawings and safety guidelines.

Strong project management skills, with the ability to prioritize and meet deadlines.

Basic computer skills, including Microsoft Office and CMMS.

Valid driver’s license.

Physical ability to stand for extended periods and lift heavy objects as necessary.

Operational Details

This position is based at the assigned property and may require periodic travel.

Serves in an on-call capacity, except during approved leave periods.
