Position Overview:
The Real Estate Operations Manager will report directly to the Director of Real Estate Management Services (REMS) and will oversee the comprehensive management and upkeep of designated properties. This role entails managing all financial aspects of the portfolio, ensuring timely collection of income due to the owner, and controlling expenses in alignment with ownership objectives to meet or exceed Net Operating Income (NOI) goals.

Key Responsibilities:

  • Foster strong relationships and maintain regular communication with Property Owners to ensure alignment with objectives.
  • Oversee the planning, budgeting, and management of operating and capital expenditures, including the preparation of annual budgets, forecasts, monthly reports, and variance analyses.
  • Supervise accounts receivable and payable processes, ensuring timely rent collection, accruals, expense payments, common area maintenance estimates, reconciliations, and compliance with lease agreements.
  • Ensure compliance with all tenant lease agreements, guaranteeing that both Landlord and Tenant obligations are fulfilled.
  • Address tenant requests and coordinate with Property Management and Building Staff Teams to resolve issues, maintaining strong tenant relationships.
  • Manage vendor selection and performance, including preparing requests for proposals and service agreements, while monitoring compliance with established standards.
  • Oversee scheduling and coordination of maintenance activities with vendors and tenants.
  • Conduct regular property inspections and provide recommendations for asset maintenance and enhancement.
  • Ensure compliance with property safety standards, conduct Fire and Life Safety training, and maintain emergency response plans and documentation.

Qualifications:

  • Bachelor's Degree in business, real estate, or finance is preferred.
  • Real Estate License is advantageous; candidates should have five to seven years of relevant experience.
  • Strong grasp of financial principles and the ability to analyze complex financial and business decisions.
  • Experience with Yardi and Kardin accounting software is preferred.
  • Proven ability to effectively resolve tenant, employee, or management complaints.
  • Proficient in Microsoft Word, Excel, Outlook, and Adobe, demonstrating strong computer skills.
  • Excellent written and verbal communication skills, with the ability to create complex financial and business-related documents.
  • Strong organizational skills and attention to detail.
  • Demonstrated record of providing exceptional internal and external customer service.
