As an Apartment Leasing Manager at Southeast Developer, you will be responsible for leasing, marketing, and maintaining positive resident relations of multi-family residential apartments. Your role will be the front line of the community office, providing customer service to current residents, potential residents, business partners, and neighborhood partners.

Key Responsibilities

  • Represent the company in a professional manner at all times, demonstrating exemplary customer service, attitude, and professionalism.
  • Greet prospects and qualify them by covering all criteria, recording all prospect visits and initial interactions.
  • Demonstrate community and apartment/model features and benefits, applying product knowledge to clients' needs through effective communication.
  • Assist prospects in completing applications and securing deposits, updating leasing software, processing applications for approvals, and submitting processed applications to the Community Manager for approval.
  • Maintain follow-up communication via email and telephone, ensuring apartment readiness for resident move-in.
  • Prepare leases, assist residents with lease execution, and orient new residents to the community.
  • Inspect models and available market-ready apartments, communicating related service needs to Property Managers.
  • Assist in monitoring renewals and lease expiration dates, distributing and following up on renewal notices.
  • Monitor advertising effectiveness and update online marketing outlets, gathering information about market competition in the area and filing reports.
  • Participate in outreach marketing activities to obtain prospective residents, assist in placing, removing/updating banners, balloons, bandit signs, flags, etc., and maintain signs for appearance and visibility.
  • Conduct market surveys and shop competitive communities, consistently implementing policies of the community.
  • Complete appropriate application processing paperwork and input prospect, applicant, and resident information into leasing software systems accurately and on a timely basis.
  • Maintain current resident files, receive all telephone calls and in-person visits, and patiently and empathetically listen to resident requests, concerns, and comments.
  • Quickly complete maintenance Service Requests and inform the maintenance team, answering questions for residents about community repairs, rent, rules, etc.
  • Maintain open communication with all community team members, contributing to cleanliness and curb appeal of the community on a continuing basis.
  • Assist in planning resident functions, attending functions, and participating as a host as directed by the Community Manager.

  • Demonstrate an ability to support and contribute to the community team.
  • Demonstrate strong oral and written communication skills.
  • Operate Microsoft Office including Word, Excel, and Outlook, and community software.
  • Possess a positive attitude and the ability to smile under all circumstances.
  • Participate in training to comply with new or existing laws.
  • Show neatness, cleanliness, and professionalism at all times throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the employee handbook.
  • Demonstrate the ability to diffuse and respond to customer concerns to avoid escalation of the problem.
  • Learn and ensure compliance with all company, local, state, and federal safety rules.
  • Ensure that unsafe conditions are corrected in a timely manner.
