Job Summary

We are seeking an experienced Assistant Community Manager to join our team at "The Grove Brentwood," our 312-unit owner-operated multifamily apartment community located in Nashville, Tennessee.

About the Job

The Assistant Community Manager will work closely with the community manager, residents, and others to assist in overseeing all aspects of the community's daily operations. This role requires regular communication with residents to ensure on-time rent payments and proper adherence to lease agreements.

The successful candidate will be responsible for maintaining accurate and up-to-date records, including rent rolls, delinquency reports, rental status, move-in & move-out schedules, and submitting reports in a timely manner. Additionally, they will assist the supervisor in day-to-day operations, maintain communications with the supervisor, and review move-in, move-out, and renewal documents for accuracy and compliance.

Key Responsibilities
  • Maintain accurate and up-to-date records, including rent rolls, delinquency reports, rental status, move-in & move-out schedules, and submit reports in a timely manner.
  • Assist the supervisor in day-to-day operations.
  • Maintain communications with the supervisor.
  • Review move-in, move-out, and renewal documents for accuracy and compliance.
  • Monitor resident satisfaction through follow-up calls, emails, or meetings to ensure a positive living experience.
  • Process receivables in Yardi and with the bank in a timely fashion while verifying accuracy of all deposits.
  • Exercise sound judgment regarding community expenditures while maintaining knowledge of the best supplier partner for cost, quality, and service.
  • Help ensure the physical well-being and curb appeal of the apartment community.
  • Establish and maintain the best possible occupancy of the apartment community and lease apartments as needed.
  • Show and demonstrate available apartments, including Open Houses, during business hours and weekends as needed.
  • Assist in eliminating lost revenues due to vacancies by executing timely turnover and adhering to traditional and creative marketing protocols to lease apartments.
  • Maintain annual fair housing certification via Gracehill.
  • Oversee the community in the absence of the Community Manager.
Requirements
  • High School Diploma or equivalent.
  • 1+ years multifamily property management experience.
  • Prior experience in Assistant Community Manager role highly preferred.
  • Must have a valid driver's license.
Estimated Salary: $45,000 - $65,000 per year
