Facilities Maintenance Manager
SALARY: $85,000- $125,000+ Per Year
POSITION SUMMARY:
The Facilities Maintenance Manager oversees the comprehensive maintenance operations within the facility. This role entails executing repairs and maintenance on various equipment. Additional responsibilities include managing the procurement of supplies and equipment as necessary, conducting routine maintenance inspections as outlined in the 'Preventive Maintenance Calendar,' and delegating tasks and work assignments. The Facilities Maintenance Manager adheres to established safety protocols and departmental policies, maintains required documentation, and collaborates with other staff and department leaders.
RESPONSIBILITIES/ ACCOUNTABILITIES:
1. Provides overall supervision of the Maintenance Department, including hands-on maintenance and repair tasks;
2. Ensures the facility is well-maintained and free from hazards related to electrical, plumbing, heating, and cooling systems;
3. Guarantees compliance with Federal, State, and local regulations concerning building and grounds;
4. Maintains the fire alarm and emergency generator systems, performing weekly tests and keeping accurate records of results;
5. Keeps necessary records and reports as specified in the Maintenance Department's policies and procedures;
6. Engages in budget planning for the Maintenance Department;
7. Orders and requests supplies following the Administrator's approval;
8. Trains and instructs all maintenance staff;
9. Participates in and organizes in-service training programs as needed;
10. Attends Department Head Meetings and serves on required committees;
11. Recruits, interviews, hires, and provides orientation for all Maintenance Department employees;
12. Evaluates the performance of assigned personnel and provides guidance or disciplinary actions as per company policy;
13. Assigns work tasks and schedules;
14. Remains available for emergency situations 24/7;
15. Undertakes additional responsibilities as directed by the Administrator;
16. Prioritizes the safety of all facility residents to minimize fire and accident risks, ensuring adherence to legal, safety, health, fire, and sanitation codes by being familiar with the facility's emergency plans and current MSDS;
17. Puts Resident Service First: Ensures that residents and families receive the highest quality of service in a compassionate environment that respects individual needs and rights;
18. Performs other duties as assigned.
SPECIFIC EDUCATIONAL/ VOCATIONAL REQUIREMENTS:
1. High School diploma or equivalent with foundational training in electrical, plumbing, heating, and HVAC systems;
2. Supervisory experience is essential for this role.
